What is everyone's estimate of the going rate of these two resorts? I looked at ROFR and they were all over the board.

They cost ONE HUNDRED BILLION DOLLARS!

:)

You basically answered your own question. They cost whatever deal you're able to work out with a seller. Only you can decide if it's a good or fair deal.

I'd search the ROFR thread and look for the ones that matches the one you found with the broker. Hopefully there are more than one match. If the ones you find are 100% alike I'd use the price from the lowest one and make an offer slightly under that.

If they are not 100% alike I'd adjust my offer up/down depending on if you have more or less points included in the contract you are looking for.

This is a gross oversimplification but for contracts with current year's worth of points you should expect to pay in the $96 range for BWV and the $105 range for BCV. As mentioned above, there are many, many factors that will affect these prices and make contracts good deals or not. But you asked for an estimate, so hopefully that helps.

We paid $88 pp (170 points @BWV) for a March use year with full 2017 points (no banked points...international seller) but that was back in February. It seems like prices have gone up since then. It really does have to be what you're comfortable paying and what the seller wants to sell for.

Around $10 a point is a good guideline if all other factors are the same. But one should investigate based on the ROFR information. My personal view is BCV is $10 a point more for standard view so it's really the pool that's driving it.

This just made me laugh....thank you :P

Keep in mind that the ROFR people often like to brag, so you'll be slightly weighted there to the good deals that come through. If you know what you want, are picky about it, or don't have patience, you'll likely pay more than someone who spends four years shopping to jump on the best possible deal and doesn't care about use year or exact number of points. Bigger contracts tend to have a lower per point cost than smaller contracts. Stripped contracts go for less theoretically, although loaded contracts are usually underpriced when you consider the value of rental points (but loaded contracts can be much harder to find). ROFR posts may include sales that never went through brokers, or were snapped up before they even hit the broker web site.

Decide what you think DVC is worth to you and then look for a contract in that price point - decide how much time you have to shop for it - less time means you'll need to jump on something faster. Remember that if you need the contract for your next vacation, you need plenty of time to close and make the reservation - and sometimes sales fall through - particularly early in the offer process. Don't worry about what other people paid three months ago - because a year or two from now, the last thing you'll want to be doing is worrying about whether someone else got a better deal.

To that end, there's only one best deal. Everyone else overpaid in comparison. :)

Market value is what someone will pay. I wouldn't pay more than $100 for BCV though I adore the resort!! Because of the 20 less years you would get on the contract vs another resort you may spend $20 more pp for. I will buy 150 points or so when the right contract pops up but again I'd be looking in the 90s personally.

Thank you for all of your replies. DH and I sat down and decided what we wanted to pay and then reviewed the ROFR thread. I feel that the price we decided upon was inline with the higher end of the contracts on there. This may be due to the fact that there is very little out there so prices are higher. We are ready to move now as we want to use this contract for next summer for a few days but specifically in October 2018. I figured that even if this contract doesn't work, something else will pop up. Once again, thank you all for your input.
