FYI...DVC is making 'magical beginnings' (?)type of offering

I emailed our guide today to tell her that we may be cancelling our contract within the 15 day grace period because we want to buy a house. She emailed me back that she could give us a Feb UY (which I had inquired about a couple of weeks ago to which she replied it wasn't available), but our contract would be for 49 years and we would give up our '04 points. It reduces the down payment by about $500 and the monthly is reduced a couple of bucks. Hmmm...wonder when the auto deduct would begin for payments??
 
I assume you are going from the $5 per point keep your points offer to the $10 a point sell your first year's points offer. Is this correct?

Are you saying that you are still thinking about it or did you cancel?

What you are doing is selling your first year's points back.

I'm not sure when payments would start-I thought SSR payments started in April or May.

If you are buying a house there are many unexpected that arise as a result. You may want to postpone buying a DVC contract until you have a better handle on your home expenses.

Keep in mind in addition to the monthly mortage payment on a DVC contract you are faced with a yearly maintance fee. Although I love DVC keep in mind this is a vacation expense not an investment. I don't know if the use year is enough of an incentive to purchase. A use year does not have any value and is is basically is for accounting purposes only.

If you have a good real estate opportunity it may be in your best interest to buy your home and then consider a DVC resale. when appropriate.

This is nothing but moral support, friend... I know the dilemma must be killing you! You know what is practical, but you also know that you want DVC, too! Only YOU know, based on your own personal $$$ situation what is right for you, payment wise.

The one thing I'd check is when the payments start... we just bought into SSR - this week, in fact - and our payments don't start until June 2004. We got the $5 off deal, not the Magical Beginnings. I wonder if you give up first year's points, if you delay payments a year also?? Could make a difference! I think $79/pp is a good deal, too!

We took the "tour" and went home and agonized for three days - came up with all the reasons we'd be better off doing something else with the money, and then called our vacation guide and told her to sign us up! We go anyway, usually every year, and pay for lodging. The way we see it (and we only bought 200 pts to start...) okay, the way we JUSTIFIED it... is in 5, 10, 15 years, we'll be paying 2004 room rates for deluxe lodging.

Already, I'm thinking about putting our RV and boat on the market to subsidize (sp?) my new habit... I ALREADY WANT MORE!!

Yeah, you can have it all - but keep being SMART, like looking for the bargains like magical beginnings, and try not to get too caught up in the "magic!" Don't forget about resales, either!

The MB offer will also require payments to start this year and you will also pay prorated maintenance fees on the points you are selling back to DVC. I'd suggest keeping the $5 off per point option- as the $10 MB offer still means you pay the same fees - even though you won't get to use the points.

If the $10 will make a difference for you- take the $5 and rent those points for $10 each- a net of $15 instead of only $10 (or better yet- use them for a trip to WDW!!!)

Buy the new house. THAT is an investment. DVC can wait a few years. There are a lot of misc expenses in a new house. Control the emotions, they will cloud judgements.
