For those who bought resale....

I have a stupid irrational fear of making an offer and it being rejected I guess. I need to just do it.
Just tell yourself, if most of your offers get accepted right away, you offered too high. The ROFR thread will show you where acceptable prices people recently bought at. You can either offer a price in middle of that range or go $10-20 lower and counter back up. Don’t feel desperate. Walk away from sellers who insist on selling high and won’t come down in price.

Look at what the average sale price has been for your target resort over the last few months and expect that you'll settle around that. We submitted offers for both of our contracts and both times the seller came back with a counter offer.
 

How long did it take you to find a contract that was a good match?

I am looking to add on at CCV. We have 150 points direct currently. Was considering direct with the incentives but with all the recent stuff Disney is doing, and already having a blue card, resale felt like a better choice even at $50 per point savings (including direct incentives).

So I have been more or less casually looking at the various resale sites, and the options for 150 points for my UY at the price point I’m looking for are very scarce. I’m seeing some $150-$165 and even $170 pp contracts but quite frankly at that point I may as well buy direct with the incentives. Granted, it’s only been three weeks but I am starting to wonder if this extra work and waiting is worth it. I think it is in the end, but maybe I am just impatient. Ideally I’d love something around $140 but they do not seem to be coming down. I guess I am wondering if this is the right choice or if I should just bite the bullet and eat the extra cost for direct. Thoughts?
We bought resale last January and it took a week or two to find one that we wanted. Although, it was our first contract so we didn't have to worry about finding the same UY as other contracts. We knew which resort we wanted, the number of points we wanted, and narrowed the UY we wanted down to 2 or 3 options. Then we just continuously visited the resale sites. We ended up saving $100 per point compared to DVC direct prices.

Don't be afraid of the seller saying no. We had two rejections when we were looking. According to the Resales DVC agent, the first offer we put in "offended" the seller. Insert eye roll. The funny thing is that we ended up getting what we wanted for a lower price/point than that first "offensive" offer.

And I feel like different resale sites set different expectations with the sellers. Like Resales DVC, which prices their contracts ridiculously high. Then when you see that contracts are closing for less than what is listed and make an appropriate offer, the sellers reject it because the proper expectations weren't set. That's what it felt like, anyway.

So $20,000 for 20 years = 1000 per year and then adding $1500 (current) annual dues is not feeling like a good investment... Averaging $2500 per year vs just being cash guest... Also thinking DVC point balance/7season trick making points per night , an overall unappealing prospect.

Am I make a mistake? Should I worry about points charts in future?
Especially since my planning is Peak Seasons as in NYE Studio or 1 bedroom.

And not comfortable making offer cause the points price for membership is fair.
It is the dues and the charts/ change in 5 season- 7 season What else is up their sleeve... problem that worries me.

You are looking at it much too simply. You need to factor in the "Disney" inflation on your stay if you don't buy DVC. You also need to keep in mind that if you decide it's not for you, you will get a big chunk of that initial investment back through resale.

Disclaimer: DVC is NOT an investment. But...run the numbers again with those things in mind. Your "payback" should be around 10 years I would guess. Maybe more, maybe less.

Yes your calculations are off. $20k for 20 yrs = $1000 per year for 200 points which gives them an annualized cost of $1000/200pts = $5 per point over the life of the contract + whatever the dues are per point that year. It’s definitely cheaper than Disney direct prices which keep rising annually. Especially if you keep the contract til it’s expiration date.
 
We own direct at the Poly and wanted to add on at BLT so we opted to go through resale to find the right contract. It probably took me about two weeks to find the perfect contract since I was looking for 100pts, Dec UY. The first one we offered on was a totally stripped one and the seller would only go down a dollar to $153/pt. For a stripped contract, we thought it was too high and moved on. A week later, the contract that I just passed ROFR with was posted at DVC Resale Market for $162/pt and I started my offer at $145. Their counter was $155 which we felt comfortable paying. This contract has some banked points and points coming 2021. Do I feel like I could have countered again...yes but I didn't want to lose it for a few dollars per point.

Sounds like you got a good price. For CCV on a $150 pp contract I think I may offer $140 and see what happens. I can buy direct for $200 so $160 pp contracts seem really high. I’d go direct again at that price. I don’t want to go too low and risk it being taken but staying well under $150 is my goal.

Definitely bid with whatever price range you feel comfortable paying. If it gets taken, you only lose a little bit of time and you can always start over again. For us, BLT direct was just too crazy in price. $245 is nuts!

All of these concerns are very legit, and NYE is PEAK PEAK PEAK season. You might get shut out because you were 15 seconds too late, especially in WL, where studios are hard to get year round, and especially during the Holidays.

Point charts at peak times have historically escalated, a lot recently. I think it's fair to expect even more escalation at peak seasons. They don't even have to stick to the X seasons, they have changed these dramatically over time. They can even rechart to single out Christmas and NYE and make them even more bonkers, which I think might happen.

A good choice for you might be Poly. It has a lot more studios, so the odds are better to actually get something booked. Points do cost more, and the chart is on the high side. But the contract has a lot more life in it, and could be sold when you are done with Disney. Even after saying all this, this could still be a good value against cash bookings. I just booked a Poly weeknight reservation on school nights in Fall 2021, and the cash Poly price was $834/night. Compared to that, DVC math is looking pretty good. Poly doesn't even have availability for 2021 NYE, so who even knows what the cash comparison is. Contemporary is 1105$!!!! You're not getting far on that $2,500 budget with that.
