Be careful before signing any paper including paperwork a broker gives you. It is easy to accidentally give a broker an exclusive listing. This is an example of where it is a good idea to have your own attorney when you sell.

By the way, real estate broker commissions are negotiable before you sign any agreement or listing.

You do not have to "split the difference." You can "stop coming down" at any time.
 
I am a realtor so my answer is biased...but it does pay to hire a realtor...and as a seller you have control over what your agent does for you...one PP mentioned most sellers agents only put a lockbox on the house and the seller shows it....our agency has one of our salespeople at each showing...that's what the seller pays us to do...as a seller you can tell your agent that's what you want...we also do all the legwork for certifications, contracts, etc.

It does depend on how your area is selling and what types of regulations you are up against (I'm in NJ and we have LOTS of regs...especially if you have private well and septic)...in addition to selling homes I try to help buyer's and sellers avoid issues with regs...good luck!
 

You don't have to pay the buyers agent unless you offer to. Offering some commision would be an incentive for them to show the house. Otherwise they won't waste their time.
