Fire Sale if Resort is Almost Sold

As someone who participated in that VGF 150 pts @ $161/pt fire sale, I like to put a little asterisk on it to level it out similar to how we report purchase price in the ROFR quarterly threads. That didn't include closing costs, document preparation fee, or prorated annual dues (my old notes say 7/12 months, so I must have bought in June).

I think that brought me to $170/pt, and because I paid with a Disney Chase Visa, I got 2% back on the purchase price before Magical Beginnings, so that comes to around $166/pt.

That Magical Beginnings check felt good. It is probably the one and only time in my life where Disney pays me, vs. the normal flow of lots of $ going to Disney.

So back to the OP, yes, DVC has had a fire sale before, but don't count on it happening again.

I may be off by a few $$ on the prices ... but they do 'blowouts' from time to time.

I think the lowest point minimum sweet spot was that AKL one previously mentioned... was 200pt min.

If that wasn't a fire sale to close it out then... The pace they were on had me expecting it to take until spring '24 to sell out and then poof, it was gone in October '23 instead.

Edit to add: 150 pts with Magical Beginnings got down to $161/pt. Direct VGF. $161/pt. Bonkers. I should have bought more!

The big issue with VGF was that DVC declared all of the points into the condo association shortly after they began selling. A year later it still wasn't sold out, yet DVC wasn't earning any revenue off the unsold points since all rooms were in the association.

They've been much more deliberate with...well, literally every other resort. Any undeclared inventory at Riviera generates revenue from cash guests. I really don't see why they would resort to a "fire sale" as long as they avoid making that mistake again.

Generally speaking the only addition is a ~$250 'doc prep fee' ( not sure exactly what it's called ) for each additional contract.

If I want to buy into a resort that's already sold through, is there any way to let DVC know that I'd be interested in the event that they bought back points or otherwise converted more rooms into the timeshare? In my situation, I want to buy direct, but I would like to do so at one of the spots in Wilderness Lodge (I'm sure I'm not the only one).

Yes you can. Most of the resorts are available in dribs and drabs, and will take your name if they don't have anything available for you right then. There are times one one or the other are not. For example, right now I think they won't take your name for the Grand Floridian.

Yes and it could be a ridiculous price they're asking for if theyre not motivated, we were set on BLT and it's $275 a point with no wiggle room!! Our guide pretty much told us not to buy it from them

Recently found out that Disney has a different definition of "Fire Sale" than I do. I've been wanting to buy Copper Creek since we would like to stay in the cabins this December. I waited to see if there were any deals on the cruise we took a couple of months ago since I've read on these forums that sometimes they offer smoking deals on there. So, I was so excited when I attended the DVC welcome event and the rep said they were currently having a "Fire Sale" on CCV! I met with them right after only to find out their fire sale started at $5 off. I just can't bring myself to pay $245 direct when the average resale is closer to $130-$139.

So far I haven't been able to find a resale contract that will work for the price I would like to pay. Fingers crossed that we can book a cabin at the 7-month mark with points from my other resorts.

I just checked and in May/June of 2013 we received a close out sale email from DVC on the Animal Kingdom. I believe the going price per point was $145 and my contract was for $130 per point. So I bought a 100 point contract for my wife's birthday present (AK had become her favorite resort-and still is). Not a big savings, but a happy wife makes for a happy life. By the way, it was the last contract I bought thru DVC. When I added on to AK some 3 years later, I bought a 160 point contract resale at $84 per point (DVC wanted $160 per point for me to add on).

Disney is going to get $30,000 out of you for that direct 150 point contract. Do you want to pay that now and have a longer time to enjoy the resort, or do you want to pay that later with fewer years but higher point costs combined with discounts?

Also, I don't think they mind having multiple resorts selling at once. If they haven't discounted Aulani significantly at this point to drive up sales, why discount a resort that's almost sold out? If it's almost sold out, clearly people like it and will pay.

Yeah I feel like the attitude these days is like they don't need to do any steep cuts and people will still buy, especially a beautiful and popular resort like riviera, where people are still buying despite the undesirable resale restrictions. I was also impressed how it's holding up *right now* in the resale market so that restriction isn't scaring me, a prospective buyer, from buying. So I guess i just answered my own question that I shouldn't hold my breath
