I decided im just going to buy direct after this resale goes thru and thats it. I'll pick akv or riv whichever has the best deal since those are the only one I'm interested in and that's it. I think that brought me to $170/pt, and because I paid with a Disney Chase Visa, I got 2% back on the purchase price before Magical Beginnings, so that comes to around $166/pt.
That Magical Beginnings check felt good. It is probably the one and only time in my life where Disney pays me, vs. the normal flow of lots of $ going to Disney.
So back to the OP, yes, DVC has had a fire sale before, but don't count on it happening again.
When they offer those are there limits to how many contract you have? Can one do two 150 point contracts and 4 50 pointers? I assume you have to pay closing for each one?Other direct deals :

I may be off by a few $$ on the prices ... but they do 'blowouts' from time to time.
I think the lowest point minimum sweet spot was that AKL one previously mentioned... was 200pt min.

The big issue with VGF was that DVC declared all of the points into the condo association shortly after they began selling. A year later it still wasn't sold out, yet DVC wasn't earning any revenue off the unsold points since all rooms were in the association.VGF in late 2023 says "HELLLOOOO!"
If that wasn't a fire sale to close it out then... The pace they were on had me expecting it to take until spring '24 to sell out and then poof, it was gone in October '23 instead.

If I want to buy into a resort that's already sold through, is there any way to let DVC know that I'd be interested in the event that they bought back points or otherwise converted more rooms into the timeshare? In my situation, I want to buy direct, but I would like to do so at one of the spots in Wilderness Lodge (I'm sure I'm not the only one).
Is it really hard to book a cabin if you don't own there? Or just because you want to go during christmas?Recently found out that Disney has a different definition of "Fire Sale" than I do. I've been wanting to buy Copper Creek since we would like to stay in the cabins this December. I waited to see if there were any deals on the cruise we took a couple of months ago since I've read on these forums that sometimes they offer smoking deals on there. So, I was so excited when I attended the DVC welcome event and the rep said they were currently having a "Fire Sale" on CCV! I met with them right after only to find out their fire sale started at $5 off. I just can't bring myself to pay $245 direct when the average resale is closer to $130-$139.
So far I haven't been able to find a resale contract that will work for the price I would like to pay. Fingers crossed that we can book a cabin at the 7-month mark with points from my other resorts.

Always stops me in my tracks to see current DVC pricesDisney is going to get $30,000 out of you for that direct 150 point contract. Do you want to pay that now and have a longer time to enjoy the resort, or do you want to pay that later with fewer years but higher point costs combined with discounts?
Also, I don't think they mind having multiple resorts selling at once. If they haven't discounted Aulani significantly at this point to drive up sales, why discount a resort that's almost sold out? If it's almost sold out, clearly people like it and will pay.
