Fall/Early Winter 09/30/25 Incentives Released

It sells so much more than Riv, does it sell less than other resorts of the past or why do you think its lagging out of curiosity? I notice the Poly incentives are always worse than Riv, it seems like summer is the time to buy, but I need points for Aul in the fall so I'm probably going to end up buying in the spring time of next year
Poly is one of the most popular (and iconic) resorts at WDW. I think DVD had higher targets for sales than what it turned out to be. It's doing fine (I think it's around 25% sold), but not at the level that I suspect DVD initially anticipated. As for the problems--for timeshares sales, which for average purchasers come from an in-the-moment emotional reaction while on vacation, too much similar choice likely works against sales. "Here's our brand new water-facing tower resort in the MK neighborhood" likely works a lot better than "Here's our brand new water-facing tower resort and right down the way is our other brand new water-facing tower resort." Which can lead people to say: "We're going to have to think and talk about which one is right for us." And once potential customers leave WDW property, I'm guessing there's a dramatic fall off in terms of conversations that lead to closed sales. I'm guessing that DVD would like to close out Poly so that they--and also potential customers--can focus on just the one MK tower resort, which will be LSL. This is such a cleaner pitch in my opinion: "Here's our new tower--it's the only traditional resort in the MK area that we have for sale with incentives right now--but you can use your points at all the other resorts at the seven month mark and sample everything."

Makes sense! Also LSL being such a huge resort they probably want to focus on those sales when its out! I hope you're right about a fire sale that would be fantastic, I wish I had a crystal ball 🤣
 
Traveling with extended family, I already know the plunge pool is going to be an issue and people are going to feel some type of way if they cant be in it during the fireworks. I think I will reserve that experience for just my wife and I. And yes, I would be disappointed by the fence thing because in my mind it was a full, unobstructed view, but its good to know to dial down that expectation!
It for sure seems like more of a couple thing rather than a party w/ extended family type thing. But I still think its juts a whole different vibe than a cabin much like how Poly vibe is different than WL vibe.

That's good to know bcuz I figured since it sleeps more people it was more of a family thing, but now I see it as more of a romantic getaway
 
Well, I'm officially back looking at resale and waiting to spot that unicorn. I thought about buying more points through direct over summer, but just couldn't do it. The slumbering grad student in me--from a couple of decades ago--wouldn't let me send that email. The devil on one shoulder: "but you spend so much time at the resorts." The devil on the other: "but seriously, for a few lounges?" Maybe when the fire sale for Poly happens. I think the sales indicate that Poly is behind expectations (not wildly--that is, not like the cabins, but sorta like GF) so there's a likely fire sale before LSL goes on sale. I doubt DVD wants two active large tower resorts to be active simultaneously in the MK area. They'd discount one and then start fresh with LSL. The DVD promotions for WDW almost always feature one WDW resort + (cue laugh track) Aulani + VDH (which will be for sale for years, but there's no immediate DVC competition being built out there right now.)
I was really hoping inflation, high interest rates, and huge cash room discounts signifying a slowdown in WDW foot traffic would have lowered PVB to something palatable this summer, but that never came to fruition.

I can't take credit because @AstroBlasters mentioned this in the thread the other day, but a "fire sale" for PVB in a couple years will be after multiple base price increases so it may still end up costing more per point plus you're losing out on years of points.

I have my DVC for Less search parameters and email notifications setup for the end of the year. Hoping I can still snag a good deal on some resale points 🤞

There will never be a cheaper time to buy than today! (Well, if you're doing resale, you can probably at least wait until a pretty decent deal comes along, but if you wait another year, you lose more points.)

It's true, even on sold out resorts. The direct price just keeps going up and developer incentives only go so far.

I am fortunate that I don't need the points right now. I got close to a resale contract in the summer, but couldn't agree on the terms and had to walk away. Hoping something good will come along when inventory increases. It's so low right now.

I remember last winter the price went up when my guide was trying to get us to buy, I fully expect that to happen again. Disney is only getting more popular and people more desperate to save lol.

With Villains land, new cars land and a bunch of exciting things in the works including all these lovely new resorts which i get to experience one being resale, im really glad I took the plunge.

Not to mention resale becoming less attractive for buyers with new rules as the years pass. As soon as im ready, im going to pull the trigger. I'll still be getting incentives for PIT if thats the way I go and losing a year for a potential few hundred dollars of savings is not worth the year of memories I didnt have

The days leading up to new incentives dropping feels a little bit like Xmas when you were a kid! Ohhh the anticipation...

You make some other big purchase and you consider it in terms of DVC contracts ... ( We caved last minute on an EV a couple of days ago ... As I was sitting there with the sales guy, I thought to myself, that's like 300 points at Saratoga... I kept that to myself, my wife would have smacked me if I had thought out loud )

Poly's resale value (robustly $160/pt, even during active sales) sets a floor for how cheap they will sell Poly direct. They know that the blue card, totally-unrestricted points, and better buying experience provide value that resale doesn't. DVD knows that the resort will eventually sell itself.
 
Maybe talk about that to people who bought VGF direct in 2022?
Fire sales will get you in cheaper always but you never know if a fire sale will happen. I can see waiting for one if you aren't really sure you want to buy but if you know you want to buy then I agree it will just get more expensive in the future.

I wasn't around back then... does anyone know the reasoning behind the VGF fire sale?
 
In Spring 2023 VGF incentives had the price down to $175pp on 150pts after Magic Beginnings. June 1st incentives dropped it further to $161pp.

It was hard to pass up MB in 2023 when they were giving $22pp. Incentives had prices down to $183pp and after that additional $22pp rebate, it was like a 26% discount on $217pp.

That would be like Poly at $174 today with current list price of $235pp.

There’s been 6.33% cumulative inflation* over that time, so $161pp in 2023 is like $171 today.

There's also another potential benefit in waiting. If your money was in the stock market in Q3 of this year you now have 10% more money... PIT pricing was flat over that time.

PIT won't sell out for another 2-3 years. It wouldn't be crazy to think your savings (which may include DVC purchase "funds") can be worth at least 20% more during that time, obviously with a lot of uncertainty in that number in both directions. Will DVC raise direct prices from $235 to $280 over that time to offset that potential gain? I highly doubt it...

Obviously if you buy earlier you get 2-3 more years of usage, but for those who are not in immediate need of points, it can make sense to wait for better pricing. My interest in PIT may rise at $200(ish) before MB. I honestly don't need for points there, but at that level I'd consider swapping our PVB resale points for direct.

I don't think we'll ever know. I'm just glad I was around (I actually backed out of a resale purchase in the first 10 days when that pricing came out)
 
I met a couple of people on this trip in the jacuzzi that were beaming with pride to tell me they were VGF fire sale buyers 🤣🤣

I dont blame them, it was a great deal, but one like that isn't a guarantee to come by, that was a unique situation

Sales have been so luke warm this year I'm not sure we'll have a "real" base increase, especially on the Cabins. I can see something along the lines of the Kohl's model. Put out a high retail price then immediately discount it by X% to create the illusion of a sale. But I think sales are fairly sluggish right now. Now add in: government shut down (and another round of federal layoffs) and also unpaid TSA and unpaid flight controllers, which will lead to sick-outs then long lines at airports and not-the-safest flying conditions. If this shutdown is still around in a month--and that is an "if"--this likely will lead to cancelled winter vacations in Florida which leads to a smaller and more stressed potential customer pool for DVC. That is, I think DVD is in a difficult position in selling what is essentially a luxury product (deluxe timeshares) to a primarily middle class audience this winter. DVD historically has lagged in adjusting to the economy, but I do think we're moving toward that point. I don't think these discounts will show up in 2025, but early in 2026, maybe. But again, only one person's opinion.

Aside from feeling lousy about all the people furloughed or laid off, my thought has been: maybe I'm driving to Florida in December for my week there.
