Fairfield said that they are building a timeshare resort right in Epcot?

Fairfield Inn hotels are a branch of Marriott. Fairfield Communities timeshares are completely unrelated to the hotel chain. It's unfortunate that their names are so similar.

Do the folks at Fairfiled answer to Mickey??? We asked our DVC guide before purchasing who he answered to and he replied Mickey!!! We knew then that DVC was right for us!

Excellent point.
By the way, I've only stayed at two Fairfield Inns (Marriott), but I was very satisfied with both.

:p Thanks everybody, I really appreciate it. I tried contacting fairfield by marriot as well as fairfield inns, and neither site could give me any info. They both denied it was their resort. It must be yet another fairfield company?

It surprises me why Fairfield's development does not have another exit, for example onto Osceola Parkway which is at or near the opposite side. (Or is that in the plans and not built yet?)

Having only the one exit I have seen, on Buena Vista Drive, looks to me like a traffic problem.

I don't think that the forested areas will remain undeveloped.

I was told that Disney is subject to various green space requirements, therefore Fairfield must also be required to keep substantial open and undeveloped land.

As far as Disney's not buying that [supposedly more expensive at the time] piece of land where Fairfield is developing, I did read somewhere about Walt Disney himself saying he had already acquired enough land to "do everything we (his company) wanted to do".

Are there any other non-Disney resorts this close to Disney property and a theme park? I would think that this would make an ideal alternative to spending more money at a DVC resort to some folks.

Maybe Disney will try and get started selling Saratoga Springs sold as quickly as possible in order to avoid the "Fairfield rush". What does a typical Fairfield timeshare cost?

I'm a huge Disney fan and I would want to stay on-site, but this is as close to being on-site as I've seen.

Much of this info actually comes from Lisa P. who has posted on this thread.

mitros, this is a totally separate company that deals in usually mid level to upper level timeshares. Their system works on points though there are many differences compared to DVC. If you wanted to know about the points, Lisa P. is also the best person to ask about that. There was a TUG post that compared the various points systems but I haven't went and look for it in a while.

 The amount of information about this resort is mind boggling. Another thought comes to mind; I haven't noticed anyone mentioning the extra amount of bodies that will be coming into the disney parks because of the access road emptying out near the CBR. Someone did mention the potential traffic jam at that point, but the extra people being that close {and just about "inside" the property} might put a strain on the parks, especially during the busy season. And also, does anyone know if the completion date is still in 2004? Oh, and one more thought, do you think having this new resort so close would push disney to go to a 5th park?

"fairfield by marriot" and "fairfield inns" are the same thing -- Fairfield Inn by Marriott, the low-end hotel brand of Marriott International. Inc.

You're looking for Fairfield Resorts, a timeshare resort subsidiary of Cendant Corporation. But even if you contact them, you might not learn much about the Fairfield Orlando at Bonnet Creek Resort -- until they're approved by your state to sell ownerships to you at this resort.

:D Thanks for the info. I did go to fairfield resorts website, and was really suprised to hear that their parent company, Cendant also owns RCI. And when I tried to get info about the bonnet creek resort, I was advised that because I live in Florida, and they do not yet have approval to sell yet, I could not find anything out about the resort.

 HMMM... as a follow up, I contacted fairfield resorts by e-mail, and they informed me that because of a high volume of e-mail, they may not be able to answer me at this time, but since "we value" our customers comments, we will be contacting you as soon as possible. We shall see.:o

Having only the one exit I have seen, on Buena Vista Drive, looks to me like a traffic problem.

Surely, this will be addressed in some way, with several hotels and a large timeshare resort included in the Bonnet Creek development. It's one reason that I would anticipate some kind of scheduled shuttle service.

Are there any other non-Disney resorts this close to Disney property and a theme park?

Silver Lake Resort's property borders Disney property. The rear border of this resort property is very close to Disney's AKL and AK theme park.

What does a typical Fairfield timeshare cost?

It's points-based. Enough points for a 2BR week during prime summertime & spring break weeks in FL (about 175,000 points) could run about $20-$23K from the developer with maint fees of ~$600. Compare this with 300 DVC points (summer/spring break 2BR week), since families with identical needs may consider either one.

A similar number of Fairfield resale points may be ~$6K and up. Most Fairfield properties offer at least 3 units sizes but some vary between studios and 4BR penthouse suites. Like DVC, FF requires more points on weekend nights and during higher demand seasons (3-4 seasons at each resort, though Hawaii & Las Vegas only have 2 seasons).

I haven't noticed anyone mentioning the extra amount of bodies that will be coming into the disney parks... might put a strain on the parks, especially during the busy season.

Offsite day-visitors outnumber onsite guests at the theme parks, especially in busier seasons. The vast majority of offsite guests use cars, not shuttle transportation. This would not be a new issue for the theme parks. The whole region continues to build new resorts, hotels & vacation home developments.

And also, does anyone know if the completion date is still in 2004?

No update has been issued, so it's likely to be on schedule. FF seems to have opened their new resorts in the last few years, on schedule or a bit early - haven't seen any delayed openings. They do not provide detailed website info on new resorts until very shortly before beginning active sales.

I have not seen FF resorts pre-selling any of their resorts, nor offering pre-construction pricing. Normally, they open their main recreation center (main pool, clubhouse, etc.) along with the first one or two vacation accommodations buildings. With this, they open active onsite sales. Owners may receive preview info inviting them to tour (with sales) a bit earlier.

...do you think having this new resort so close would push disney to go to a 5th park?

As far as the parks go, I would be surprised if Disney would respond that way. Certainly, they are aware of many of the larger developments in the area and how they may impact the parks. There are others which are nearby as well. And budget seems to be a greater driving force in expansion decisions than anything else. JMHO.

Personally, I think Disney would primarily consider the impact of the Bonnet Creek development on their other hotel's occupancy expectations as well as on DVC sales. Those are the two areas most likely to be affected, if at all, IMHO. So it may affect the decisions regarding opening SS more than a 5th gate. Good question, though. Others may disagree with me. HTH.

:( I have got to proof read these things before I send them. That was great, not gteat

:( Finally received an e-mail reply from fairfield resorts. As follows: "The resort is currently in development and there is no target date for completion. You may want to check back with us from time to time". Well, I guess that kind of snswers my main query. Right from the horses mouth, you might say .

Believe it or not, I once read something that suggested that this piece of property was once owned by Chiang Kai Shek (SIC!), and that it was once an investment from the exiled Chinese government in Taiwan. I'm not at all sure that I believe that.

This is very similar to what the Disney Bus Service driver told me last July when we were staying at the DCBR.
