Hey all, long time reader, first time poster here! Go easy on me!

Okay, what rules apply for extended family use of points?

For example, if my parents and I buy together, but say I put the contract in my name and they just help provide financing as a gift to me, what rules apply?

Will I have to make all the bookings? Will they be able to check-in without me present? Do they ask for Credit Card at the desk for incidentals?

What about split contracts, does Disney allow that? Like my name and my mother's name jointly listed as the owner?

You and your Mom can both be on the contract as joint owners, but you'll also have the financing (if you finance) in both names. You'll both be full members, and each receive a membership card.

If you have the contract in your name only, then you will need to call to make the reservations, but you'll make the reservation in your Mom's name. Yes, they can check-in without you, as long as they are listed on the reservation as occupants of the room.

Who ever checks in is asked if they wish to leave a Credit Card number for incidentals and room charging throughout WDW, just like any non-DVC resort. If they don't want room charging privledges, they don't have to leave a CC#.

You can also buy the contract in your name, and list your Mom as an associate member. This means that you have legal responsibility for the contract, and you will get the member perks/discounts but your parents would not. All associate members can do is make/cancel reservations, transfer & bank points. Sort of like hiring someone to be a points manager for you. Associate members do not receive a membership card.
 
If you buy with Mom, both as owners, then both of you will get all the perks. AP discounts, discounts on meals...

I have a good friend that has a membership in 3 names, his, his Mom and his brother. All have blue cards and get all the perks.

You have several options. You can buy with any and all people on the deed where all are a full member, you can buy and let them use points for stays and make the reservations for them. You can also buy yourself and add them as associate members where they can call for reservations but don't get many of the membership perks but you are solely responsible for the contract and could stop their access at any time. Each has it's advantages and disadvantages. If you buy together, each person is a member and the entire group is in partnership. If any of them have financial issues or there is a falling out, the entire membership is at risk. IMO it really depends on how many points, the level of trust, the level of benefit each would get from the perks and the makeup of the group.

They will ask for a CC but you don't have to provide one unless you want to charge to the room.
