Evaluating resorts

In the process of evaluating the 3 resorts that we own at. VGF, CCV and Riviera. We have stayed at all 3 multiple times.
I'm thinking of eliminating 1 and visiting a little less often. We just got back from staying at Riviera, this was our 3rd visit but first time on Riviera points. Still like it and I think it is a very good resort, considering keeping it mostly because of its location and it would lose the most in resale value. Long term, I think Riviera will be a great resort to own. I'm actually leaning towards selling VGF but it's my wife's favorite resort. I still think CCV is my favorite so I'm in a bit of a dilemma. Probably going to hold on to all 3 for now and take my time.
Right now we have a perfect number of points for a nice once a year visit in a 1br and usually bank some extra points. Any opinions welcome. VGF is resale from 2015 and CCV and Riviera are direct, we are also Florida residents. So, we will still have non restricted points whatever contract we sell. VGF has the first level of restrictions for Cruises and World collection which we are not interested in anyways. Already listed xxxxx. but thinking of taking it down.

We have stayed at more than half of the DVC resorts, but have not yet had the pleasure of staying at VGF. We do know the resort quite well and like it, mostly for the location on the lake and the monorail. But the aesthetic at CCV is far more our taste. It's just so darn inviting and warm. We also want to stay in a Cabin and a Grand Villa at some point. Those two rooms are, in my opinion, the very best two room types in all the DVC portfolio.

I do love the idea posted by another member of keeping and renting points... just in case you change your mind.
 
I agree with the others about renting for awhile. Figure out which of the three you feel you are missing the most. Which gives you the feel you most want on a vacation.

We have stayed at all three and own at VGF and CCR so we are partial to those two. We did stay at Rivera thinking we would enjoy it, but did not like how remote it felt to us and more times than not we had to be bused off of the sky liner mid ride due to weather. That was enough for us to agree Rivera was a 1 and done. Also Hollywood Studios is our least favorite park.
 

Sell the one that you can - the rental market is bad so don’t count on renting. I would list all three and then take the first offer and pull the other 2.
 
I wouldn't sell any of them right now if it were me unless I was hurting for some cash or the annual dues were too much for me financially.

With no ROFR prices have tanked quite a bit overall, id just ride it out and see if they come back up some in the next year or three.
 
Removed some info as you are not allowed to post what one is selling. Since RIV and VGF are my favs, I’d be selling CCV. But, it’s not my cup of tea.

In your shoes, based merely off what you like, I'd sell Riveria - because GFV is your wife's favorite (and hard to get into at seven months) and CCR is yours (also hard to get into at seven months). But I'll be nearing 80 when they expire and I really don't care about resale value, having gotten my value out of our contract in its use. That would change if I was ten years younger or thinking that selling DVC would be a way to pay a tuition bill in a few years.

The rental market is only bad if you insist on the going rate for points. Points that are priced low will always move.

Planning on retiring in 2.5 years. But I think I'm going to hold onto my contracts for a while. It would actually be somewhat difficult for me to let any of them go right now.
 
Congrats on the upcoming retirement. I semi retired about ten years ago due to a sudden health issue - its been great.

Don't think I'll bother renting out any points. I really like Riviera Resort, our visit in June we had to take the bus back from Epcot once. Obviously when the Skyliner is working it is an awesome way to get to Epcot/HS IMO. So, my thinking is to keep one near MK and 1 near Epcot/HS. I think I'll keep it listed and see if there is any interest.
 
Just went at BRV before a cruise and we loved the resort. The atmosphere , the food, the CM , the pools, watching the fireworks , everything was perfect for us and really Disney.
