Estimating Point Totals for Each Resort

By reviewing deed information posted on the Orange County (FL) Comptroller's website, I have been trying to determine the number of points allotted to each WDW resort. So far, I have compiled data on three resorts:

Bay Lake Tower --- 5,825,540 points

Animal Kingdom Villas --- 7,400,180 points

Villas at Wilderness Lodge --- 1,962,300 points

As time permits, I will compile the data for SSR, BCV, BWV, and OKW. If anyone already has these point totals, I'd appreciate you sharing your information.

I doubt that I'll be able to compile the data for the non-WDW resorts. Orange County CA, Beaufort County SC, and Indian River County FL are not as user friendly as the OCC website, and I haven't devoted much effort in trying to figure out how to use their databases. Of course, if anyone already has data on VGC, HHI, or VB, I'd like to hear about it.
 
The resort budgets are expressed in both total dollars and dollars paid per point. Simple division should get you an accurate number of points in circulation.

BoardWalk: $17,790,539 operating budget / $3.6390 per point = 4,888,854 points
 
OKW: Total Operating Expenses $25,799,334 / $3.3615 per point = 7,674,946 points.
 
Thanks, tjkraz and DBBN, for your posts. Do you know where the annual budgets are posted for each resort? Dvcnews.com has the maintenance fees broken down by budget line items for each resort, but I don't know where, or how, to compute the total budget amount for each resort.

If the above is accurate, and lets says that Disney will sell BLT at $100/pt on average, that means they will gross $582million.

What could it possibly have cost to build BLT? I have no idea what something of that scale costs to build, but something tells me that $100-200million should be more than enough.

Sounds like quite a business to me!

Here is some information that I found interesting. The number of points is from the 2006 annual budgets posted by members on this board. The cost per point comes from a table that was posted on this board. These appear to be conservative figures since they do not reflect price increases. The number of members is from March 8, 2005 SSR documents I received at closing. Someone may have better figures. I could not find figures on Vero. Someone may have more current information on SSR. I could not find a good way to load a table so sorry about the format:

I believe that DVC has over 100, 000 members now. So from March 8, 2005 to now membership went from 88,008 to over 100,000. I did not calculate the points/members for SSR since the points outstanding are from the 2006 budget and the number of members is from March 8, 2005. If anyone has more accurate information feel free to post it. I believe that the above numbers are not materially mistated.

You have no idea what something on that scale costs, but are willing to guess its enough?

I'm sure they made a profit on it, but remember that the vast majority of profit on DVC is made up front. And to make that profit they tie up their real estate for the term of the contract.

I guess I'm basically a numbers/statistics/math geek at heart. Before I retired, my job involved accumulating information and being able to explain it and present it in a meaningful way. The better the information, the better the decision making process. If you look at the lengthy discussion on the elimination of the valet parking perk, much of the angst currently experienced by the Membership is that we don't understand how the valet perk was charged, who paid for it, and what it would cost to reactivate it. If we had more information about the economics of the valet parking perk, perhaps some of that angst could have been avoided.

Knowing the number of points for each resort can be relevant in several ways. By combining that information with the number of points sold, we know that BLT and AKV sales will last for at least another 12-18 months. If a Member is told they should buy now because BLT or AKV are almost sold out, then that statement doesn't jive with the current data. We know that, at least in BLT and AKV's cases, DVD does not equally distribute points among the UYs. Also, buyers of BLT and AKV should be able to get any UY they want.

Knowing the point totals will also help the Membership assess any point reallocations that occur. For example, we know the total number of points at VWL and we know the total number of villas. Thus, it will be easy to see if a point reallocation actually results in a zero-sum change. It will be a little more difficult to make these assessments for BLT, AKV, or even BWV since you have to factor in the view categories, but even those resorts' reallocations can be assessed.

And besides, for a numbers/statistics/math geek, compiling this data has a certain entertainment value, if you get my point (pun intended).
