Wow, some message. I will have to go back and read it again and then "post" when I have questions.

In answer to your question, yes, the $213 price includes taxes. The room rate was really between $189 and $199, I don't recall the exact amount.... but as Yogi Berra would say, "you could look it up!" It was Yogi, wasn't it?

As another Excel nut I also have run a series of spreadsheets comparing DVC cost to the costs at a MODERATE resort and have found over the 40 years left in DVC that the costs of DVC are far lower than even the cost of a moderate room when you account for inflation.
