I created this calculator for anyone wondering where their break even maybe. I know this definitely helped me with my decision.
It compares financing DVC, paying DVC outright, and paying cash for rooms.

The columns in yellow are what you should update.

With my mix of resale and direct, this chart shows my break even point at 9 years for a 2042 resort (HHI/2021 cash purchase).

Save it as a copy and then you should be able to edit it :)

Ah thanks. I first was trying to copy from sheet tab with no success. Saving a copy from the file tab did the trick!
 
I think this also puts in perspective, that financing overall for the life of the membership had very little impact to the total value of the membership.

Obviously, you have to do what's best for you and your family.

That's certainly a hot take as it assumes the value of that 20k difference between paying upfront and financing stays constant over the life of the membership.

I think some of us in the other thread on break even calculations quickly realized that a lot of these calculations are a way to justify a huge purchase driven largely by emotions. I know when I first started out looking into DVC I got into analysis paralysis in justifying our first resale contract and made similar spreadsheets that factored in historical annual dues growth rates and break even points versus value rack rates and renting points. Ended up throwing these things away after we crossed the 500 point threshold and justified purchases based on if/how we can afford the dues going forward in conjunction with how much we really spend on DVC including flights, getting APs, travel to and from the airport, dining, merch, owner's locker, grocery orders, etc (which are rarely discussed when we discuss break even calculations). For our family, those things aren't necessarily constant whether or not we're DVC (we never got APs in the past and as a result would never consider doing things like eating at le cellier b/c we'd want to maximize time in parks).

I'm not sure if I'd say it has little impact. That extra 10-20k in financing has repercussions in terms of opportunity cost. Could you say that about buying DVC in general and putting down 30k immediately? Of course. But 20k now is not the same as 20k in 2070 as the graph seems to suggest.

I agree 100%. There is definitely a missed opportunity. In my example you'll see on the spreadsheet what the future value of 29k would be if you hadn't bought DVC and just invested it and made a 5% return on it.

What I meant overall is that even after financing, you are still coming out ahead over 200k compared to a cash rate.
 
The 2 biggest points for me were:
Would we keep visiting WDW regardless of needing to use DVC points?
Cost of rooms we want and likely access?

First bought a small BWV resale that covered the minimum we’d visit WDW. A few years of still needing to rent points beyond that was enough take the bigger plunge into VGF direct. Our studio cost is $200-$350/nt for stays we’d likely book regardless of DVC. We felt paying a bit more to buy where you won’t mind staying was worthwhile.

That’s how the math worked. We get nicer options for our room budget.
