"Lots of people"? I don't agree, as evidenced by availability. I'm also not talking about using stray points or last minute reservation, I'm saying not a single sane person is going to take their 11 month home resort BWV BW view studio week long reservation and trade into SSR at 7 months. You can find one offs like the person above who wanted to trade into a treehouse villa for the extra room, but that isn't what I'm talking about
You’re basically saying, no one does it if you exclude all the people who do it.

Pretty much anyone who wants to book a week at Disney last minute trades into SSR. That is not an insignificant number.

Funny thing is SSR still fills up with nobody booking it and everybody trading their points out.
 
If the DVC to DCL conversion was more in line with rental value, they could curb some rentals. I am vacillating if I think the points for annual pass renewal is a value for us....or just DVC. The 65 per point seems high. It does spare me from the annoyances of renting but
like all magic, it comes at a cost deary.

I didn’t hesitate to use 65 points for my AP because for me, it’s the ease of it all.

And, the rates for DCL are determined by them based on cash prices so I don’t think DVC has as much say as one might think for the charts.

It's not any easier or more difficult than paying via credit card. But if you have extra direct/grandfathered points to burn plus you enjoy needing to pay a $99 fee to have the ability to spend your points on an annual pass, more power to you.

I did it too, but was already going to buy the MMB because of the lounge priority and memory maker for a large cousin trip for halloween. So I was able to take advantage of the BOGO OTUP and put that towards our passes as well. That turned it into A small cash fee and then mostly points when we had banked points from last year made it worth it to us.

Using for the pass redeems somewhere between $13-15 I think, so using OTUP at $10 each makes that value go to the higher end. Renting out points for $18-20 didn't really seem like it would be much better after taxes plus the hassle

I meant in relation to renting…which was the recommendation to owners considering this option.

The $ 99 I paid covers my memory maker…

I took advantage of the BOGO free OTU points to use for it so it cost me $240 plus 51 points instead of $1100.

So, it saved me about $850 and I didn’t have to deal with renting. It was well worth it!!

Definitely better than paying cash!

So since I don’t renew, I take a year off - when it comes up next May, does the 75 points include the tax?

Sure does! Now, we don’t know if it will still be 75 points next year…but to get my new one for only 51 points plus the $240 for the BOGO OTU?

It was great Plus, I just needed to make one of my trips next year a studio forinstead of a 1 bedroom I sometimes do when I travel solo.

I think this was done too as a way to give owners something to do with extra points instead of renting.

No the max is still 24 per year. So you buy 12 and get 12 free for the 24 total. It ends up being $240 for the 24 or $10 each (half for $20 and half for free)

Thanks I’m trying to use Disney math to see if I can justify just buying 175 direct Riviera points, instead of resale.

I see, you're looking to buy Riviera but for MMB, you need 150 to be direct from DVD.

I don't know what the current DVD promotions are but I would hazard a guess it is going to be less costly resale.
The caveat is, MMB is at Disney discretion. The benefit may disappear next year or the year after.

I have 250 direct already at Riviera - I need about 100 more so I can combine and do some grand villas or just book 2 bedrooms more often. I tend to use my resale points for Studios at Boardwalk and Poly.

Obviously, the extra 75 would just be getting passes, but depending on the offers, it does lower the price for point going to 175 points
 
That is the million dollar question isn’t it…I will be surprised if we hear of reports of owners with less than 2000 points being contacted in anyway.
I posted about this once but I was placed under scrutiny when I was looking to add on at VGF and was told it started because of the # of points I own. It isn't even close to what the limit is. And rentals? Prior to covid - the odd rental or two but not even every year. Rented all points during Covid when we couldn't travel. It's been one or two a year rentals since then with the majority being used by me. My guide sounded a bit frustrated and perplexed by it stating he had lots of owners who rented out points.....because it's allowed. It took a ridiculous amount of time for them to decide and several phone calls from me to get it done. I think eventually it was that I kept calling and they just gave up.

I have little faith in how DVC is going to decide whom to review.

You're putting words in my mouth. I said nobody is swapping (as in current reservation for a new reservation) from a top 5 resort to SSR at 7 months. You can have the last word, you win, take care.
 
To many, it's disheartening to miss out on the room you wanted - you were online early, had your search all set up, etc., only for the room to be sniped from you. And then, you see it for rent on a broker site.

Why spend all the money to buy in if you can just rent the room from a broker? No worrying about refreshing right at 8AM, no paying dues, just let the brokers and their bots book the room for you.
Those members are not a great candidate to own DVC. That's just the fact. First come First served is spelled out in the POS. Without a guaranteed week no owner is guaranteed any type of room nor to even be able to book on the day they want.

I've swapped my home booking at BLT to non-home SSR for our fall trip. :laughing:

Nothing is ever absolute even if personally you can't imagine it.

Or maybe BLT isn't a top 5 resort and I fit your statement.

No, I qualified it with no "sane" person. I love BLT.
 
Is there a widely accepted top 5 definition?

Top 4 seems obvious: BCV, BWV, PVB, VGF

The 5th seems like it could be CCV/BRV/BLT/RIV (though I personally would put AKV ahead of some of them, not sure most people would consider it hard to get).
 
So it's been almost 7 weeks since I was active on the forums. Between work and going into the deep-end on some other hobbies I just lost all brain space for DVC.
