Just had to chat in to add a room request for my renter. After she said she noted it, it was silence... awkward keyboard silence.. of course I immediately think she just noticed Im not the lead guest and it now looking over my account. So I said "that was all I needed today" to try and exit chat asap.

I definitely got paranoia like when a cop gets behind me and I know Im not speeding but Im always thinking Im gonna get pulled over. :cool:
 
I know we all have ideas of how the new renting policy should work, and also what should and shouldn’t be allowed.

But we ALL know Disney IT and most of it isn’t because of how awesome their systems are. I would need to either hear an official statement or see some action.
I know it’s probably a fat chance that they tell us anything. However renters on SoMe would probably be a good indicator when some action has been taken.
Unless of course the rental companies have some sort of NDA in their rental contracts?

Sure, I can certainly understand that some people are skeptical....but, on the other hand, they could already have started things and put some owners on notice.

Unless big time players post they got caught, we are not going to know what actions DVC is taking. I am not, and never have been, convinced that even with enhanced enforcement that you are goig to see a major change in the overall market, because I believe that the bulk of the owners who are renting are doing so for "non commerical" puposes.
 
Looking through the foreclosure purchases yesterday I noticed an interesting pattern. If I were buying contracts to resell I would purchase a mix of use years because 99% of my customers only want one use year and I would need to accommodate them to make the sale. Most people are not going to accept a second use year. But that’s not what I saw. I saw $200,000 purchases of a single resort in a single use year, by a single LLC. 🧐 now why would someone do that?

So we can assume 2k + points - obviously not 11 month spec renting

Cooperation looking for cheap perks for employees would be my guess.
While these particular points wouldn’t be for spec renting at 11mo, you might want them to backfill reservations you made at 11mo (to walk or waitlist and then you can cancel the 11mo res to rent again).

As a renter or just a big player, it’s very helpful to have all your points in the same UY so you can buy distressed points really cheap and use them to backfill existing reservations…obviously all of this will be much harder now if you can only transfer in or out once a year.

I think we are more likely to see the following clues that enforcement is happening.

1. A statistically significant rise of boardwalk contracts on the market. I would say the percentage rise would have to be above any increase in sales of Boulder Ridge to account for usual 2042 contract selling. It will also have to be more significant than the usual post “dues bill” sell off.

2. Facebook comments about reservations being canceled.

3. Complaints on Facebook about Disney canceling their DVC account or even sending letters.

4. I am reasonably sure, Disney will not publicly shame the people they are enforcing against based on current HOA rules. However, they could make an announcement that enforcement is in progress at the next HOA meeting.

SSR points are perfect to snatch cancellations withing 7 months at more sought after resorts using bots.
