dvc resale -- stripped contract

I did a search to try to understand the "stripped" contract resale. I saw one listed for BWV 50 pts. which are coming 10/1/06 for $84 pp. If I understand correctly this would be considered stripped since the points are not available until over 13 months from now. I could live with that, but is $84 per point high for a contract that the points won't be available for that long? And how would maintenance fees work for a contract bought now but you don't get the points until 13 months out?

"How Good is the Deal" is often in the eye of the beholder. You might want to take a look at the ROFR thread to see what BWV resales have be selling for before making an offer.

As for the maintenance fees, the owner as of January 1, 2006 will be billed for the 2006 fees, regardless who used the points from this October. If the price and fees are an issue, be sure to include wording in the offer to account for those weaknesses in the contract. The points - apparently available on October 1, 2006- may be borrowed for use for dates between 10/01/05 and 9/30/06 if desired- so even though the contract is stripped (no points remain from the 2004 or 2005 Use Years), there are points available to be used in the near future.

Since each of us may look at such a contract from a different perspective - it may actually still be appealing to some while others wouldn't even consider making an offer. If the positives outweigh the negatives, give it a try - if not, then stand clear.

IMHO, the contracts with banked points are usually a better deal....if you'll use the points. Sometimes you get a previous year's points without having to pay any maintenance on them. We bought 2 contracts with banked points this year.

However, if you only want 50 points, you're not going to come across many contracts that small, so you might want to go for it. Doc is right--the deal is in the eyes of the beholder and what will work best for you.
 
This is true. I looked for a 50 pt contract for a while, and had a few bought out from under me. If this is the size you want, at the resort you want and you have the $$$$ I would buy it before someone else does.

Or just buy from DVC with more points and no closing costs. On this size contract, it will be about the same price.

Definately true... at that price plus the closing costs, you'll be at or above the $92 per point that DVC would charge for BWV. However, it's not quite as feasible if you can't afford 150 points.

IMO, the contract you mentioned at BWV isn't bad. It sucks that there's no points, but you'll have to pay a premium for the smaller contracts. However, you can sometimes find a smaller contract like that that does have points available, or at least an earlier UY (like Feb) so the wait isn't as long. But like Doc said, you could borrow points from the '06 year now if you had an upcoming vacation.

Add-ons don't require a 150 pt minimum purchase but we don't know if the OP is already a DVC member or not.

We want to get in with a small contract. Actually, it has taken some work to convince DH and based on numbers I have put together, we are thinking about 50 pt at OKW. But then I saw the BWV contract and since there are not points until 10/06, wondered if I could get it for lower than $84 pp w/o being ROFR'd (or if the seller would even accept a lower offer). I like the sound of the atmosphere at OKW and the point chart, but also like the location of BWV and the std. view option that might be harder to get if not a member there.

I do appreciate all of the responses -- it has given me food for thought!!!!
 
If the only BWV contracts you are finding all have stripped points at a premium cost, you could always look for a 50 pt. resale at OKW to get your foot in the door w/DVC and then add-on a BWV resale directly through Disney. At that point you could either sell the OKW contract or keep it and rent out the points you don't use. This may not be feasible for you, but wanted to suggest it. Good Luck!
