DVC resale sales commissions?

Hope this is the righ place for this questions.

First let me say that this is in no way intended to be a for sale post, but we are exploring some options. We own two contracts, one at VWL and one at BWV. Both my wife and I love VWL. While we both agree that owning at an Epcot resort is a must, on BWV we are split. I like the options that BWV provides in the way of studio reservations for 5 (with a studio plus request), guaranteed BW views, and the point saving option of standard view. I'm the numbers guy, and combining those benefits with the great location leave me satisfied with BWV, although I'm not in love. My wife's love for the BCV takes precedence over those benefits as far as she is concerned......and we all know who usually wins out in these types of debates ;). Not that I could argue too hard with her on her points. BCV is great. Take the benefits I listed above out of the equation and BCV is actually a far superior resort, IMHO. For some reason, the entire YC/BC/BCV complex seems better maintained than the BW/BWV complex. SAB puts Luna Park to shame. Much like VWL, the BCV building has much more in the way of quiet rooms and pretty lobbys to sit and relax in than does BWV, which really has nothing that is dedicated to DVC members.

So, all that leads us to exploring our options for selling our BWV contract and picking up a BCV contract. I'm not ready to contact The Timeshare Store yet (which I will do if we decide to move forward), as we might not even attempt the swap. But I'm trying to guage what our cost would be if we tried. I know we'll have to pay a few dollars more per point for a BCV contract than we'll get for our BWV contract. So that's about $500 or so we'll lose. We'll have to pay closing costs on the purchase of a BCV contract, so there's another $500 out of our pocket. The one item we'll have to pay that I can't estimate is the commission on the sale of the BWV contract. Anyone have a ballpark idea of what percentage a broker takes on a DVC resale? Thought I read on one resale agent site that the percentage may depend on number of points, available points, etc., but I won't post that info here for fear of treading too close to 'no for sale post restrictions', but if it's a pretty standard percentage knowing that would help me determine if the incremental out of pocket cost of making the swap is reasonable enough that it is worth seriously pursuing.
 
I think the norm for resale commissions is 10-12%, and I believe TTS is 10%. While that might seem high compared to commissions on selling your house, keep in mind that DVC contracts are very small transactions that most realtors wouldn't even mess with.

Not TTS, but some other brokers charge other fees in addition to their commissions.

Also, please keep a few other considerations in mind in your particular situation:
  1. If she says, "Okay, fine." it's NOT fine.
  2. "If Momma ain't happy, ain't nobody happy!"
  3. "Yes, Dear!"
  4. "Sorry...it's all my fault!"

Whilst all of that really does go without saying, I thank you for the reminder.

At 10% for a commission, combined with additional cost of points and closing costs, I'm probably looking at $2,500 or so if we were to swith contracts. It's really $2,500 thrown away, the way I look at it. But with the reminder above I can't just say it's out of the question.

Actually, the better option is to probably take that $2,500 and put it toward an add on. If we bought 50 BCV points from DVC directly we'd spend more money, but at least none of it would be thrown down the drain in sales commission and closing costs.

we have a 60 point BCV contract (as well as 240 at BWV & 100 SSR ~ both of which we love :love: ), & we feel about BCV the way you do about BWV ~ the BCV views, rooms, & atmosphere simply don't come close to BWV or SSR, IMHO :confused3

wouldn't it be great if we could just trade? :banana: (i realize it's prob not feasible - i don't even know how many pts are in your BWV contract...but i can dream, can't i? :cloud9: )

I would agree that an add on might be the better option rather than spending an extra $2-3K to swap out home resorts. But one can get into BCV fairly easily if you plan ahead for much of the year by doing day by day at 7 months out and wait listing when necessary. There are times of the year that are exceptions as well as the 2 queen 2 BR units. You can always reserve BWV then change over at 7 months and waitlist for the entire stay as a group. Less chance of success but less hassle and you wouldn't have to risk changing resorts midstream unless you chose to. Unless you need more points anyway, I think the best option is to keep what you have and try for BCV for part of your stays.
 
One more thing to consider is use year. And the status of all points. You probably won't find an exact 'swap'. Besides the number of points, the 'value' of a contract depends heavily on the status of any banked, borrowed, or regular points.

Also, if you have any current reservations, they will be cancelled when you sell the contract.

Just some points to consider.

As mentioned, a small BCV add-on might really work better. Use bank/borrow to get those 11-month reservations every 3rd year or so, and use your BWV points for BCV during the slower times when you don't need the 11-month window.
