DVC Resale good idea?? need some advice on adding on

Hi we are looking at addin on for the third time lol. WE have always added on through disney, but was lookin at the timeshare store and we found a couple of contracts that appeal to us greatly. How does it work buying through them compared to disney? Does anyone have experience that they can share with us? How long does it usually take before it closes? Thanks for the help
 
We have done both and used TTS for our resale purchase. It was easy and a great experience.

It takes between 6 - 8 weeks from start to finish, depending on ROFR. If Disney takes the contract, then it is longer as you have to start over as a buyer.

But, if you see a contract you like, contact the broker, and discuss it with them. You then put in an offer to the seller. Once agreed upon, goes to Disney for ROFR. Once that comes back, it closes.

If you get a contract with the same UY and title it the same way as your other contracts, it can be just added to your membership (make sure you tell them this).

If it is a different UY, or different owners, then it will be a new membership, with a new membership #. If this happens, then combining the points between the two memberships is a bit more difficult.

Also used TTS for another add-on last year. I would buy resale again through them. They are very easy to work with and their title company, Magic Vacation Title, was also very prompt and professional. It saved me a couple thousand to go via resale on this last contract (#4).
 
I bought my 1st two contracts through Disney at a time when there was not a huge difference between Disney and resale. I bought my 3rd contract resale because difference in price has become substantial. To me it is worth the added effort to buy resale. Keep in mind that purchase price and closing costs are negotiable with seller. I used The Timeshare Store (Robert) and was very happy with them.
 

I bought resale, loved it. Took a while, but for an add on it will work. HIGHLY rec. not paying sticker at Disney!
 
Depending on how many points you want to purchase, you can save a significant amount purchasing resale.
We purchased our first contract with Robert at TTS and our second contract through Resales DVC with Jaki.
We made sure we puchased with the same U/Y and everything went very smoothly. I would not hestiate to use both again.
 
I couldn't have afforded to buy if not for resales. Bought through Jaki Apetz, easy and all went well Would love to add on again in the same way but I don't want to pay additional maintenance.
 
We bought our first contract through resale, then another resale and later added on through Disney. The first resale and the Disney add on are easier to use because the add on was automatically put on the same "contract" as our first resale hence the same use year. Our second resale is a little more complicated to use because it's a different contract and a different use year. Because the second two are also only 30 points each, we find it necessary to do some fancy footwork to combine points in a way that will work for our reservations. And I found out that combining points from both contracts at the 7 month window is a little trickier because it requires a transfer from one account to the other...and of course you can only transfer IN or OUT once per year so it limits the opportunities, to, say, transfer points from another member or whatever. So it's a little complicated and sometimes takes more time figuring out and booking reservations, but it's workable. If I had it to do all over again, I would definitely find a resale with the same UY as the other contract and ask to have them combined.
 
We purchased an add on through the TimeShare Store and they were great. (Thanks Scot for all your help.) The entire process took 54 days until we had the points in our account as Disney kept the contract in ROFR for 29 days and then there were 6 days after closing before the points showed up in our DVC account. We would do it again.

A little advice, do check with your guide at the DVC to see what the Disney price for a add on is running. Sometimes it is cheaper to buy direct. Make sure you consider all of the costs, including closing and any MFs you pay for last year and this year. With Disney there is no closing cost on an add on and MF's are prorated from the date you purchase.

Also personally I would make sure any contracts I would bid on would be the same use year as my original contract. To us, two use years would be a major headache. And since we sometimes combine our three contracts' points we would have to transfer points around if we had difference use years.

BTW, Scot at the Timeshare Store made sure our contract with them was added to original contract so it is labeled as xxxxxxxx.03.
 
I am in the process of buying my first thru resale thru TTS. They are very helpful and professional, and so far everything is going very smoothly. In fact, there is really not much to do, it is very simple. Worst thing is waiting for ROFR which I am currently waiting for. I know I will be disappointed if I lose it. My close date is scheduled for 4 April. I put the bid in on 6 Feb. The only two reasons I can think of NOT to go thru resale is the amount of time in order to obtain ownership, and the risk of disappointment if you lose it to Disney.

We've purchased 2 resales thru Jerry at the TTS. Couldn't have been easier. Only stress is waiting for ROFR. They are straightforward and professional. Highly recommended!
Although 3 different UYs can be a little more to manage (bought #1 from Mickey), it also allows us to use the 11 month window 3x, since we make multiple trips each year!
 
Used Jaki at ********** for two contracts and it's been great. She walks you through the process and makes it easy.
 
Thanks for all the advice but we have decided to go with Disney for our add on. We never did here back from the timeshare store after phoning and leaving message and emails so that was a huge turn off for us. Plus we are able to get our points cheaper through disney being we don't have closing costs and what not. So for us it def didn't work but glad it does for some.
