With those closing costs, a current owner would need a price of $92 to break even when buying direct on a 25 point add-on and a price of $106 to break even when buying direct on a 50 point add on. And below that, the savings are pretty slim: $90 a point on 25 points saves you $50; $100 per point on 50 points saves you $300. So if the contract was not loaded with current points, direct would probably be the way to go. -- Suzanne
I'd check w TSS, but it seems to me that closing costs are at least partly based on either amount of points or sale price because when I bought 75 points resale my closing costs were about 350. I think there's a retitling fee that is standard (probably about $100), then the rest is percentage of sale just like other real estate transactions, a broker/agent fee essentially.
When you look at the listings that go out a 50 pt contract has a very different closing cost listed from a 300 pt contract.

Thanks for checking. TSS didn't have any that would work for us. This one has all the 2009, 2010 and 2011 points with it too. I is a really great contract at 91 pp. I am so excited, I just hope it get through rofr.

$93 I think... I know I saw some on other sites as low as $88. I made my DH deal with most of it this time around since I had two sick kids at the time. The way I look at it is that we are saving about 4,500 over going direct. And now we have one contract for each kid. (while I hope we teach them the best way to use the points is not trading them into DCL, adventures, non-DVC resorts, they can at least use it that way if they want.)
My closing costs were $400 last month for a 100 pt contract. I paid $90 pp and it was the same month UY as my current contracts. That was important to me.
