I am interested in purchasing a Beach Club re-sale! Has anyone used the timeshare co.? If so, how was your experience and are there any hidden costs?
 
it is easy but i would make this suggestion............call them as soon as you decide speak directly to a lister and tell them exactly what range point contract you want and tell them to call you before it is even listed.........i would even go as far as telling them you will put 10% down if they do this with you to guarranttee you'll get one............i would also look for a contact that is around 75-78 bucks a point and look for one with banked points............if their are any distressed points tell the lister that the 10% you'll put down is in good faith and see if the seller will transfer or make a ressie for you right now with the distressed points so you can benefit from them ASAP............with thos e distressed points i would rent or sell the ressie on our board and you can use this money to offset the closing costs of the deal..............This is exactly how i added on my last 6 contracts by the way............and every time i got banked points and 4 of 6 i got distressed points that easily paid for closing...........

I don't know, bongo...DVC just ROFR'd a BCV $78 per point with only partial points coming in '05. I think I might bid more.

We closed on our ReSale yesterday. The only thinkg that caught us off guard that was not made clear by our agent was that the DVC dues have to be paid in full up front at closing for the current year. In my contract it was my responsibility which added on another $733 to the amout I needed at closing. :rolleyes: We moved a few things around and swung it but I had really wanted to pay the dues monthly as many people here do. I will certianly be doing that next year. ::yes::

As bongo59 said, call the timeshare co. and tell them how many points you are looking for and what you are willing to pay. I bought my BCV from TTS by telling one of the sales agents what I was looking for, she called me back within a week with a listing but as she was giving me the details, one of her co-workers sold it. I told her I was still interested and she called me again 2 weeks later. I told her I wanted it right away and I got it! They have a list of people who want BCV, esp. the smaller contracts, so those go fast. Good luck!
 
...and the agent told us that Disney is snapping up a lot of the listings in the $75-78 pp range for the BWV. We mulled, weighed our options, and agreed to pay 80.

BUT: the listing has a full year's worth of points banked, which was just too good pass up! :banana:
 
if you get banked points closing cost should mean nothing .............why because if you dont want them you can sell them for 10 a point very easily and it will reduce your over price per point..........and dont back away from distressed points either.........we bought those too for 5 a point and resold them for 10 to those non DVCer who still are getting a huge price break.............you just need to do more work but it is easy to do.
