DVC Moderate Resort Being Reported by WDWNT

I'd just like to point out that WDWNT is not the first source on this. WDW1974 (aka Spirit) on wdwmagic said this was happening over a year ago, and Jim Hill has also reported moderate DVC is happening.

Good to know there are multiple sources. I'm not nearly as active on wdwmagic as I am here so I had not seen that.

Said this when it first was reported a while back and I'll say it again. This is where I think DVC is pushing it and where they may prove to hit their breaking point. Simply because moderates don't offer the perks (location, dining) that a deluxe does.

I'd say they'd be better off building standalone DVC but that's just me

Stand alone DVC doesn't sell well. Part of the rumor that wdwnt doesn't mention is the possibility of building a canal for boat transportation to Epcot from the DVC section. If it's DVC at a lower price point I think it will still sell.

I think there is a couple of way that this could work. First and foremost is that they could build moderate DVC just based on points vs deluxe. Its the exact same concept as cash paying guests. If you want to stay deluxe it will cost a lot more points per room than a moderate. Likely, this could make OKW with lower point values fall into a Moderate status. Even AKL and SSR could be fringe resorts. Later you could even see value DVC, with scaled back rooms and cheap point costs, etc. But, I also think this could also further create a divide in DVC, where if you buy at a Moderate Resort, you get scaled back perks. And Value resort purchasers receiving none or extremely limited perks. Similar to the Silver/Gold/Platinum memberships.

But building some at CBR is about the dumbest thing I have every heard of. I is already way too big and unless they want to build adjacent to it and add a whole new food court/check in, etc....it would be awful. Its already so large its one of the last resorts to fill up. But after they have finished building at the Deluxe resorts, they have to do something. Disney won't stop until there is no demand (and likely a few years beyond that).

Hmmmm...

I don't Think they have the stones to do this the right way...nor do I think the accountants have the wisdom too...

I'm ok with them doing this, as long as the points are cheaper or it cost fewer points to stay.

We've contemplated renting points before, when you compare renting points to booking a package with disney, you can almost rent a DVC for the same price a moderate does through disney.

I can see some "value" here.

They better build another food court and main pool then. It's always packed full! esp the food court.

That won't do it...

They'll have to add a significant restaurant presence and a water facility similar to stormalong bay

I guarantee they have no interest in that...

Or do cheap points and cheap point charts...

I guarantee they have no interest in that either.

This one is fascinating

It would have to be cheaper in order to be successfull. No way people would pay the same to stay at Caribbean vs any of the others.

I would agree...

But here's the tale of the tape:

The 8 pt old key west studio become the 12 pt Saratoga room...overpriced...to the 18-25 pt poly/contemp/grand room...

The $75 per point beach club contract (circa 2002) became the current $160 poly contract...

Again...too much, too fast.

So how they gonna swing this one?
I'm fascinated...seriously.

I do recall the canal talk. I mean heck maybe it works well and it sells well. For me especially with the state Epcot is in right now I don't see an appeal but I suppose we'll see.

Also the stand alone results are mixed. You can't really look at any of the off property ones because its not a realistic comparison. Saratoga was definitely a flop and old key west was the original so its not really a qualifier. I say a tastefully placed standalone with some sort of location incentive maybe would sell well or it'd at least interest me

Just because it's affiliated with a traditionally moderate resort doesn't mean this proposed location would be a "Moderate DVC." The rooms would all be new construction. Caribbean Beach already has amenities which are comparable to the likes of Saratoga Springs and Old Key West.

Are you sure that standalone "doesn't do well"? Or is that a ploy to overuse the existing facilities?

To be fair...they've never built a true standalone. Hilton head, Vero and old key west were of completely different design...and Saratoga was a weak effort that has proven over time to be misguided...

The closest was Boardwalk...which was built as a full experience by a regime that is long gone. I mean...frank wells inked that one.

Agreed on both accounts. I will say that if one of the two options comes to fruition, it would probably be the former (more restaurants, nicer pool, etc.). Reason being, one additional benefit would be the ability to charge more for the non-DVC portion of the resort for the added amenities.

Not that Disney needs an excuse to raise prices without justification. Wait... Did I just shoot down my own theory??? Ooppss....

That's a nice thought...but the reality is they have to outrun their own labeling...

Sometimes your dogs turn on you and bite

Its sort of an apples to oranges comparison to their past building. Deluxes traditionally have the dining and amenity infrastructure already built in to handle a small DVC addition. A moderate? Definitely would need some additional building. All of the talk here (points, and Epcot connection, amenity improvement) all will be crucial to success or failure

I could see them converting some of the rooms vs. building new.

According to the report cited here...and my own sources...conversion of existing rooms is not being entertained. They would either demolish existing CB buildings for villas or build on undeveloped land.
