We're very interested in the DVC, so I've been doing a lot of research lately. Looking through the threads on this forum, I've seen references to "when DVC expires" and "DVC II." Could somebody please explain these to me? I've gotten a bit confused.

Thanks!

Under current DVC program, everything ends Jan 31, 2042. If you are an owner you lose all rights at that time. DVC II is just speculation created on this board of Disney going to a later end date for resorts to be built in the future. One may suspect it may be more diffcult to sell DVC in say 2010 with only 32 years left and thus they may create a later end date for those future resorts.

All of the current Membership points in the DVC expire in 2042. It doesn't matter when you bought the points or which Resort they are assigned to as "Home". For those of us lucky few who bought early on, we have had many more years of use out of our point bank.

As we get closer to the year 2042, new sales and re-sales of current DVC points may suffer because of the expiration date.

Hence, the DVC II rumor. To keep sales up and give more years of use to new Members there have been rumors of a DVC II with a different point expiration year. For example, when the new DVC Resort along Bonnet Creek is completed it may become part of DVC II. It would only make sense to give new buyers a chance at a 40+ year Membership again eventually instead of offering ever shorter time frames for an increased price, IMO.

Don't let DVCII enter into your planning. No one from DVC has ever hinted that DVC II would be a possibility. It's just us folks daydreaming.

PamOKW, I'm not sure I agree with your last statement.

I was discussing with a guide just early July who said specifically that he expects the new resort, and maybe even BC, to have a different ending date. He was knowledgeable and right on target with the things I could verify including the new resort which he said they expected to be announed at their quarterly meeting which I believe he said was 18 July. Besides common sense would suggest that the large resort to start selling in 2004 is unlikely to end in 2042. My guess is BCV ends 2042 and the new resort likely 50 years or around 2054. We'll see within at least 3 years or so. No doubt that Eagles Pines will need a gimick or incentive of some type to spur it. Something along the lines of the free tickets for OKW. Possibilities include a themed pool, longer use (50 years), larger rooms, more activities, and what ever else you can think of.

There's really no reason for DVC to start worring about the ending date until at least 2012 - which puts them at a 30 year lease point.

When you consider that most of the industry (as far as I've read) is typically only selling 20 to 30 year leases, the time allowed with DVC is still quite generous and will stay that way for a few more years. Shucks, I've even seen people voice as concerns about purchase that 2042 is too long a time period.

True there have been those selling only 30 years but I think at present they are in the far minority. One of the main ones has gone to 50 with their new property, the Royal Sands. I can't think of any selling at 20 for new resorts though that doesn't mean there isn't that solo resort out there.
