NEW Rejected Offers Thread

Can you give me an example of a small direct vs resale contract currently at any resort with the values? I’m not familiar with direct.
There is no way that it is cheaper.... but particularly if a contract isn't easily available compare....

As far as I know, such a contract isn't available right now... but let's just say....

30 points VGF - $180 pp resale = $5,400 with say, 0 points 2025, 0 points 2026, 30 points 2027
Now.... $5,400 plus $750 Closing Costs, Plus $500 CAF Fee, and let's just say it's from Fidelity... $250 Fidelity Fee
$6,900 + Annual Dues 2026 about another $250ish = $7,150 total

compared to
30 points VGF Direct - $275 pp = $8,250 30 points 2025, 30 points 2026, 30 points 2027
$8,250 + $450 closing costs + Annual Dues around $250ish (but you're getting 2025 and 2026 points) = $8,950 total

Now, let's just say you rent out your 2025 and 2026 points at $20/pp (or needed that amount of points and now you don't have to pay someone else for them) $8950-1200= 7750

I'd imagine that VGC compares very nicely - probably even more so....

And you get unrestricted vs restricted points so that can help with being okay with the extra cost.
 
Understood. If others would find value (agree, there “may” not be much), I would start a new one and maintain it. Guess a mod would have to be ready to remove posts that break rules.
I'll just say that, personally, I don't think there is much value in maintaining such a database, although your motivation is laudatory :-) . For me, the rejected offers thread has served two purposes. One, a way of letting others in this community knowing what I was doing - sort of a well, this what I tried, but it didn't work. Two, a way for others to either sympathize with me or tell me I was crazy for offering so low. I think this thread can still serve that purpose, but it is a little bit more difficult if you don't know the full details (and, again, I fully understand because we can't have specific active listings being debated and/or targeted on these boards).

The ROFR thread is a much more valuable database because, once we have a deal that was sent to ROFR, we are able to share the full details, and it is a way to help others know just how good of a deal is possible, both because it was accepted between a buyer and seller and because it passed ROFR.

I was recently comparing resale vs direct on a small contract at the Polynesian.
Resale (this contract isn't for sale anymore) - 25 pts. x $170; no points until 2027 with closing ($639) and CAF ($500)- $5389
Direct - 25 pts x $243; points for 2025 with closing- $6496
Difference- $1107.
  • With direct there would be 50 extra points (2025 and 2026 points); if you value those at $20/pt that is $1000
  • I'd get those points the same day
  • The points be unrestricted so I could use them anywhere
  • The points would be in my current use year
  • $1107-$1000 (from the 50 extra points)= $107 more to buy direct ($4.28/pt)

Certain resorts like poly for sure are a better deal to go direct. Love seeing the numbers
