DVC Direct prices

This isn't for all the resorts- at least not for BLT. The incentives for some are less- BLT is currently $5, $10, $15, $25, $35 (unless they changed in the last week)
Sorry I should have stated that my prices were if you are already a member. You get and extra $3 off the discounts you stated. That's where the discrepancy is.

So do you get an extra $3 off only if you are a blue card member? I am a resale member, but this was my first direct and the ones my guide gave me were definitely lower incentives than the ones you got. I guess it didn't matter anyways since we did VGF and not enough points for incentives, but that's interesting information to have

Being a blue card holder gives you access to membership perks.

Any pricing for buying more points is simply decided by being an owner or not. It doesn’t matter what you own!

Since you already own points, you are eligible for any savings for current owners!

thanks - I wonder why my guide sent me the non-member pricing. I'll be sure to check next time we add on to make sure I have the right one!
 
Do you need to own for a certain period of time before getting member pricing. My guide told me you had to own for 12 months to get member pricing? I am waiting to close on a resale contract.

Unless that is something new, I don’t think that is accurate We bought direct with member pricing within a week after closing on resale years ago.

Told recently that new incentives are coming out soon, no idea if they will be the same, better, or worse than current but one thing my guide did not mention was any imminent price hikes.
 
I just did some rough math for myself on this. We have a 100 point SSR contract (in addition to 2 other small contracts at other resorts), and were considering adding on at SSR specifically.

Assuming we wanted to add 150 points in order to get the additional $8 per point incentive, and assuming we use a credit card with generous points values (e.g. penciling in 3% "back" for Chase Sapphire Reserve, for instance), we'd be looking at around $153 per point to buy direct. If I look at SSR contracts w/October UY (which is what I am looking for), there's a contract right now on dvc resale market that is 150 points at $116pp, but that example $116 contract has no 2021 points remaining, meaning no points at all until October 2022.

The delta in purchase cost, then, is *roughly* $5,400 extra to purchase direct.

Now, factor into the direct purchase that you will receive 2020 AND 2021 points for SSR (assuming DVC has inventory and you don't go on a waitlist until October), vs only receiving 2022 points for that specific resale contract, and you net some savings in only paying pro-rated dues (IIUC) for the 2021 calendar year. If you purchased on May 1, you'd then roughly owe 2021 calendar year dues around $700-ish (keeping the math easy), that you would not have to pay on the resale contract. That increase the price gap to $6,100, BUT you get 300 extra points to actually use. If you don't want to use those extra points but rent them out at, say, $10pp (after removing taxes, again the math isn't "real" here) then the difference in price goes down to $2,400 extra to buy direct.

If you're a family of 4 (like I am), and you were going to buy annual passes *regardless* of whether you were buying direct or resale, then the first year of your annual pass you'd save approx $2,000 that first year, assuming you are a non-FL resident (meaning you have to buy the Platinum pass), and that you're ok with the DVC-discounted "gold" pass as a substitute.

Now you're down to around $400 extra to buy direct. If you're sure that you'll want to renew your APs for next year and (even better) a few more years after that, the decision becomes easy. Even if you're not sure you want to renew your APs, if you're willing to gamble Disney will continue to offer that as a discount in the future (and who knows if they will), and think you might get APs again down the line, then the decision is still easy. If you think you WON'T want APs again, then the decision boils down to:

* Do you think DVC will bring back moonlight magic, and if so would you even be in a position to utilize it.
* Do you think DVC will keep the Epcot member lounge going on for awhile longer, and/or add more similar lounges in other parks, and do you think you can put a price on it?
* Is the extra $400 worth not stressing over ROFR, having the transaction be smooth, etc.
* Is the extra $400 worth having the ability to use 150 of your points to book at Riviera and/or any future hypothetical DVC resorts that will also carry resale restrictions?

You can see here that I'm sort of talking myself into believing that adding on direct at SSR *for me*, with *my use year* and with my plans around how I'd be using APs, that the resale SSR prices have now gotten high enough that a small direct add on contract is worth it. However, I would still suggest that for the most part even at current prices resale may be more cost effective.

I'd also suggest that overall if we hadn't already bought resale when prices were a little lower than they are, I might not be as interested in the DVC value proposition at all right now, but who knows for sure. *shrug*

I worry that resale in 2042 will be impossible to book anywhere. After 2042 you loose OWK, BCV and BWV...won't be able to book any new resort or these "renewed" 2042 resorts. For legacy purchasers looking to pass on to kids, I think direct is the only way....

I've been told if you are a member you get the points loaded within a day or two, since DVC gives you the points out of their inventory. My last resale in mid 2020 took around 5 months from start to finish.

This is pretty important depending on your use year. I have a December use year, and if I get the 20UY points now, they still have more than 7 months until expiration. With such a long expiration they can be rented quickly and it'll take another $15 - 16 per point off my purchase price. I am certainly not going to risk a resale wait of 5 months and then only have 2 months left in trying to use any remaining 20UY points in the contract.

yea...the current incentives expire May 12th. My guess is the new ones won't be better than current.
 
We just added on 60 pts direct at VGF after our resale contract fell through- I have to say it was nice having my points show up the moment I docusigned (it is possible they were in there at the time of my call, I just didn't check until after I finished the paperwork). I agree that for me a 20-30% savings on a small points purchase isn't worth it - I would rather pay the difference and be able to use the points at RIV and other future resorts. I think once you get to 100+ points contracts, though, that the math starts looking really different. It will be interesting to see what happens with resale since prices are getting so much higher (although who am I kidding, they will probably just raise direct prices to match!)

I spoke with an agent last week and was put on a waiting list for VGF. Were you on a waiting list and if so how long did it take for points to come available? Thanks.

We were on there just over a week. Our guide told me when we went on that there were 5 people on the waitlist already, so it did go pretty quickly. We did 60 points (went on the waitlist for 75 and 60 was what came up first), so maybe we just got lucky and the other people on the list needed a lot more points. My guide did tell me initially that she would be surprised if it took more than a month to get what we needed.

I am also waiting to close on a resale purchase and have been discussing a direct add-on with my guide, he said to give him a call when we close... nothing about a 12 month wait period
 
I'm not sure how interested Disney is in selling the sold out resorts right now. I filled out the add-on request form for SSR last week, which said a DVC rep would contact me "within 48 hours during the week" and they still haven't reached back out yet.

I reached out to my guide about the same on Saturday evening. He responded on Sunday and also called me yesterday. He said they had the points available immediately as of the time we spoke yesterday afternoon.

I emailed my old guide and he emailed me back right away with the current SSR prices and said they have the points available, if I wanted to move forward. Maybe try emailing a guide directly...mine is Jason Conolly - Jason.Conolly@disney.com
