DVC at DL

I'm reluctant to post this in case DVC execs see it ( :rotfl: ) But I kind of hope the price per point is higher so that fewer people will buy straight off. I want VGC and only VGC points. Since I'm not a DVC member I have to pray there will be points leftover for the general public.

The funny thing is is that Disney (and DVC) doesn't seem to be feeling the effects of the economy (at least if you look at some of the posts throughout the DIS). I think that some of the "economy stimulation" will be in the form of Disney/WDW trips and DVC purchases! :rotfl:

As far as Hawaii (and VGC, for that matter), I'm more afraid of the MF than I am of the intial buy-in costs...

Yes that is scarry...cause that will only go up and up and up :eek: :lmao: Disney will have to remember that they may not feel the pinh as much but for someone to put out 12,000 for 100 points is painfull :goodvibes ...can we say OUCH:santa:

There will always be points available in the resale market. It make take a while for the first contracts to show up, but they will be there.

When GCV was first announced and after reading all the posts here that suggested it would sell out to existing DVC members, I ask my guide, who said that wasn't likely to happen.

DVC personell, and bosses apparently do look at this site, so thanks for running up the price! :p ;) No, they apparently do, and that's why I've been told not to use DVC cms names on the site, just in case there is a misinturpretation somewhere.

I just thought with 22 rooms (or how ever many limited rooms they're putting up) there can't be that many available points to sell. So I am curious why they would think that.

I find that very interesting also. In all my hours and hours of research on DVC I have never heard of a guide saying that. I know mine sure isn't! I wonder if it's influenced by whether you are already a DVC member or not?

I think the VGC are slated to be 50 2 bedroom villas (which can be split up into one bedrooms and studios.) I've also read a rumor that there is a potential for some of the new regular hotel rooms being added to be redirected to DVC if the sales go well . . . I guess that would depend on where they are in the contstruction process during the initial sales cycle.

Thanks for the reminder that there will be a resale market also someday. I :scared1: when I think of the potential prices. I wouldn't be surprised at all if some folks buy VGC as a financial investment.
 
Keep in mind that, for the most part, guides don't know anything more than we do. Disney doesn't fill them in on their unannounced plans.

With 50 units, that's about a million points to sell. Disney sold something like 3.5 million points all of last year. It won't sell out in a heartbeat. Especially if Disney really ups the point costs and or points/night.
 
Yeah, 50 units, which I would guss they will keep some for solely studio and 1brs (at a time if not physically)... Does anyone know on average how many rooms at WDW that are splits are usually combined and how often they are used as two different accomodations?

I'm gonna try some math here, so bear with me:

Let's keep it at 50 2brs to lowball the point count though: Using SSR as a basis, as I would guess it would be similar, that's 10 weeks value, nine choice, nine dream, 17 magic, three premier... That's 48 weeks. Again for low estimate, let's add the extra four weeks in at value, so 14 weeks at value.

A week in a 2 br goes for the following amount:
Value: 243, choice: 255, dream: 285, magic 316, and premier: 415.

So:
14 weeks at value is 3402 points
nine wks at choice is 2295 points
nine wks at dream is 2565 points
17 wks at magic is 5372 points
three wks premier is 1245 points

That's 14879 per unit per year... Times 50 units is: 743,950 points to sell.

Sound right?

Add to the equation members are allowed to get a maximum of two-thousand points: That there alone would mean 371 lucky people would be able to buy if they maxed out... I'm guessing few people will be maxing out, and as founders already have points, it would be impossible for them to max out. Add further an expected high price, and I would guess there's plenty of points to go around.
 
Stopher, thank you SO much for doing this. I am watcing the VGC (or whatever the new acronym will be) very closely and am not a DVC member yet. I really appreciate your taking the time to not only do the asking but also to report back. :)

NO problem! It was actually quite fun. Fun to see how many different responses I would get - and also fun to watch the different reps squirm. Some deliberately turned their eyes away when responding, and others simply paused for a moment before speaking. I got several different reponses again during my Monday visit which included some that were similar to my Sunday visit, and others that were completely different:

  • One said that the models are very close to being completed - structurally they are complete, but the interior decorating -including the paint, carpeting, etc isn't done yet...
  • another said they just got their permits, and they won't be done til the Fall...
  • still another one said that they're received the inspector's sign-off, and they should be ready for the Member Event...
  • another one said that the models should be open by the middle of June...
  • and the last one said that he couldn't wait to be able to show them off. He saw them recently on a tour with other reps, and they're beautiful.

DVC really is a "recession buster" kind of business model. Just look at how much they've received by selling points each year (all those millions of points at an average price of $100/pt), and then look at those same "pre-paid vacations" that all of those members now need to use or simply lose. The best "value" comes in the on-site properties vs. trading out - so naturally year after year folks are on site, going in the parks, buying food and souvenirs. True they may not get room $ every time, but keeping people in the parks keeps the $ coming in vs. no people in the hotels and no people in the parks!

The DVC Center and models are located on the other side of the Wonder tower at the DL Hotel. The kiosks are all over the resort.

This may indeed be true - but I tend to think that they do know quite a bit - but are so fearful for their jobs that they just keep making up stuff in order to not let the actual information out. That way if one person actually says something factual - with so many others dishing false info - it won't necessarily be easy to figure out what's real and what isn't.


BTW - when I was in DL on Monday - I saw Casey (from the DVC DVDs) filming a new segment. I stood around for a while watching her go over take after take trying to get it just right. They were set up just outside of Innoventions. It was amazing to watch - and count - just how many people it took to film this little segment. I counted over 30 people - plus the 5 DL CM's standing around the roped off area trying to direct traffic away from the film shoot.
 
While it may be taking time, it sure was neat to see the vertical construction improvement since my last visit (early Mar). Back then there wasn't much to it but the lowest level of the parking garage. Now it's above that, and actually above ground level. Lots to do still of course, but it was neat to note the changes. I rode the Sun Wheel specifically to see it (vs. hiking the stairs outside the south wing of the hotel like I did last time). We'll be going back in mid-July for a family trip - so it'll be fun to see what transpires in the next 8 weeks.

It sure was neat to watch that giant crane moving stuff around, too. It kind of felt like when I was a kid and my brother and I would be building stuff with the old erector set. :)
 
wow, I've got to think that if they took the time and expense to build and now showcase model VGC villas that they don't anticipate them selling out instantly to existing DVC members with pent-up demand. Apparently they feel that some marketing and sales efforts will be required.

That DVC news site says Getaway Days are now open to the public?

Looks like it's only open to the public from 11am-4pm...

I stumbled upon the staircase totally by accident on my trip a couple of months back... but it sure was cool once I found it. This time I just didn't feel like walking all the way over to get to them again - and so the Sun Wheel sufficiently fed my curiousity! :rotfl: We'll be back for a family trip in 8 weeks - so it'll be fun to see once again.
