due fees and direct deposit

I know this has probably been asked, but I thought through my payments of the loan and I had already set up direct deposit. Yet on the website it still says I have dues due well last week. I was wondering why this occurs.
 
Dues and monthly mortgage payments are two different transactions as I understand it (we pay our dues once per year, so I'm not sure). Is it possible you opted for direct debit for the mortgage, but not the dues?

In any case, I would call Member Accounting tomorrow and get them to set it up how you need it to be, or figure out if there's a problem somewhere.
 
see I don't know what happened. i payed the loan, right and then there's annual dues? I don't get how it worked, he said i had until may or june, i paid it off early last month, then what do I wait for my escrow to be cleared or do i just pay these dues?
 
I guess I'm not clear on your question still, but if you're saying you paid off your loan last month, dues are still due once per year for the life of the contract (or you can arrange to pay the monthly).

You're going to owe dues for 45-50 years (or whatever the length of your particular resort's contract is, whether the loan is paid off or not.

When I read your first question, I thought you were a new owner, but now I'm thinking you're not if you're talking about paying off your loan note.

well I went ahead and paid the dues, however I'll call member services tomorrow and get a heads up on what happened.

From my agent, he said that I had set up automatic payments on both the loan and on the annual dues. So that's what I'm going on.

Yet there was still the annual dues and they looked passed due so I went ahead and paid for them right now.

I hope i can get this cleared up and get my payments in order.
 
Assuming you bought direct...the payment of the financing of DVC is a separate amount as payment of dues. So if you hadn't seen a second payment coming out, then you hadn't been paying dues.

However, I just went to our account, and it can *look* like one still owes, even when one has been paying. We have our dues come out every month. And yet:


The Annual Dues Statement for Contract Number(s) xxxxxxxxxxx is now available for viewing and online payment.
Annual Dues are due on January 15, 2010. Late fees and interest will be assessed after February 14, 2010.

And later

Direct Debit Statement Amount $ xxx.xx
Outstanding Balance $ yyy.yy
Pay Balance

I *could* pay the balance. But I know it's set up, so I won't.


YOu just have to check out if you've been having those amounts withdrawn or not. If you paid the balance showing, the good news is on that page:

Paying your Annual Dues balance online by credit/debit card will halt any remaining automatic payment transactions for the current year.

I also thought that my dues was included in my contract, but then I figured that that possibly couldn't work out especially if dues increases, or decreases (like that would ever happen). I just wish that I could make them come out on my paydays instead of 5 days prior to payday.

I believe you can call and request they change the payment date - for dues, I think there are 2 choices - something like the 1st or the 15th - maybe one would work better than another for you.
 
You should have a copy of the automatic withdrawal authorization in your paperwork.

Either way, I would just call Member Accounting in the AM to verify everything if you are concerned/confused by what you are seeing.
