Don't Buy DVC--Rent

My advice right now to anyone out there is not to buy DVC but to rent points. After my first trip over to the Rent-trade Board I found people willing to rent points for $5 or less. At that price you can rent a studio for $40 per day and up. Imagine staying in a studio for that price. How about a one bedroom for a whole 5 days for just $400. There seems to be a lot of people there trying to rent points. Imagine a hotel room like a studio for $40 a day, unreal, but this is what happens when so many buy into DVC that can not afford it. Many years ago we used to tell people on this board that DVC is not a savings. Not all of course that are renting points are doing so out of desperation. Rent is the word to the wise.

My advice would be a little different. I would say don't buy in order to rent. It seems more and more people are asking questions about buying and at the same time renting, in order to pay for the purchase or because they will only use their points every couple of years. The best laid plans could fail as more and more owners start renting out their points. Supply and demand!

I've never been able to rent points for $5.00 a point. It sounds like a fire sale to me. If you're traveling on short notice like that you have to be able to find airfare at a decent price, and find availability through DVC. I wouldn't want to plan my vacations based on leftovers. NO thanks.

Plus there is the worry of renting from strangers. At least with your own points you can relax and feel secure.

most of the ones I am seeing - looks like bad planning - the points are running out Feb 28 - good luck finding anything at DVC WDW resorts this late - they don't have a reservations - just trying to get rid of their points.

I would make sure they could get me a reservation before I paid anything!!!

Now if you wanted to go to HH or VB this might work for you.

...and trying to rent doesn't mean they are going to find a reservation! looks to me like there are pretty slim pickings on available space right through March. Many of these folks who have never rented before haven't got a clue that a $5 point doesn't do you a bit of good if there is nowhere to use it.

I've been a member since 2002. So, you're trying to say I should have rented
my points for the 9 visits I've made since then instead of buying 250 at BCV?
Not to mention my next 3 trips in May, October and December! I'm sure I could rent points for all of those times that I've already booked at BCV but why take a chance, and get reasonable airfare..... There's basic supply and demand issue here. Looks like you stoked another fire. And the funny thing is, we're both from CT!

All members need to make sure they are renting their points for $10 or more per point unless circumstances require a "fire sale".

The Disney guides say people who rent their points are doing Disney a huge favor. They are bringing in somebody to stay at the vacation club and Disney doesn't have any "marketing dollars" tied in to these people and majority of them choose to become owners. Disney loves the fact that people rent their points.

I know people have discussed having "Members Only Resorts", however, that would not be in Disney's best interest.

I actually think points should rent for average of $12 per point vs. the standard $10 as the annual dues continue to rise.

Where did that magic number of $10.00 come from. I would think the point of renting is to get a deal!! Not pay close to what you would pay direct. Not that it even comes close, but if I can't use my points, and I want to rent them, guarantee a quick sale, and $6.00 covers my expenses, what's the problem.

$10 per point is a deal, actually some cases $17 per point is also a deal compared to renting from Disney and with their room tax. However, if you want to rent your points for $6 per point please keep my information and send me an e-mail to dmarino61361@aol.com. I will rent your points at $6 per point and you can just transfer them to my account. You won't even have to make reservations.

As a member myself, I fully understand and support the desire to uphold the value of our DVC resort accomodations. However, there is another aspect to this that hasn't been discussed yet. What I don't understand is why I can rent HH...through Expedia or Travelocity, on a Friday night in March, a 2 bedroom villa for $250. (This also happens to be the rate that member services quoted me as my "member discounted rate".) This is a room that in March, costs 42 points. Expedia, at $250 for this Friday night, is the equivalent of $6/pt. Am I going use my points (which right now appear to be an extreme waste of points), or worse, rent from a member at $10/pt ($420) when I can rent it through these sites for far less? To me the real question is, why is Disney selling these blocks of rooms so cheaply? Isn't this degrading the DVC membership? When members who want to rent their points - for whatever reason - have to compete with online travel sites, it gets hard to blame them. If its a matter of renting them or losing them, they have to look and see what the "street rate" is. Its hard to worry about a member dropping their rental prices when Disney apparently is doing it themselves. Yes, Disney upholds the resale value by ROFR, but to me, they also have to uphold it on the day to day rentals also. Now, granted, I'm sure that availability is extremely limited and you could do better (getting all your right dates) through a member rental, but the fact is that these rooms can be grabbed at rock bottom rates, does make you wonder whether it IS better to rent than own. What I'm starting to wonder, as a long-time owner, is...Are our points overrated or overvalued???

As with most things it all comes down to personal decsions. I dont care if I can rent a studio for $10 right now. I bought dvc for the long term, I dont want to worry about finding points to rent for when I want a vacation, dont want to worry about renting points for the next 50 years. I decided I wanted the money I would normally spend on hotels to go towards the initial cost of the dvc so I didnt need to worry about any of that 50 years from now.

One might see $400 for renting a 1 bd rm, another might see a $4oo downpayment toward their own dvc membership

I thought that $10 was what Disney pays for MB buy-backs, and was initially used as a general reference. As much as others think that points should rent for X, Y or Z dollars / point, the actual price is dependent on supply and demand and an individual's situation. A DVC point isn't particuarly liquid, and does have an expiration date; I guess it's "unseen hand" time....

Personally, we're going to be renting out points in the Feb 2005 UY soon (a one-time schedule crunch precluded a fall trip this year), and I'm going to be a lot more interested in a sure-thing, low-effort rental than in trying to get every last cent out of these points.

As to the OP's comment - I wouldn't be so sure that rental rates will stay that low over time....

This is also what happens to members who understand the value of their points and choose not to do a direct points exchange with Disney. Many bought DVC with the expectation that DCL and DC exchanges would add variety to the program, but many have since become disgusted with the "points profits" Disney takes from DVCers for these exchanges. Points should be renting for more than $10, but even at $6 you getting more than Disney gives you. Unless renting to family and friends, I don't see the need to finance someone elses Disney vacation. Patience and planning results in easy and profitable rental transactions. We rented out our "points for cruise" before the 11 month window.

It seems to me, that if you don't own DVC but read here OR if you do own but need extra points, that the normal and average exchange rate for a point is $10. There are certainly distressed points that are due to expire or...someone was trying to rent 5 points which really would have to be transferred not rented as there isn't a res that could be made with 5 points!

People can and should rent for whatever they want...give to charity if they want. But most people here are savvy enought to know that renting at $10 gvies the renter a good deal and it makes a profit over the maintenance fee cost per point that is sizable...so a good deal all around. Someone figured out most peoples's DVD cost per point per year at @6.25 prorated over the life of the contract. So renting at $10 is paying a bit more than buying/maintence.

I think that rental prices will increase as Disney's resort prices increase...so rental points shouldn't be a problem in the future. BUT , as the contracts get closer to 2042...then there will be a decrease in the sale prices of points.

Today I bought a contract for more points than I needed...but there wasn't any offerings for the real number of points I needed. So I will be one who most likely rents half of my points a year. THis serves to pay my maintenance fees for the half I keep. Although I paid a pretty penny for the points, by not having to pay for maintenance for the ones I use...I still feel that I am getting a good return on my money. SO...if anyone needs points for BWV...If I pass ROFR I'm closing on March 30 and will have about 200 points to rent!

I've seen 3 posts about renting for $5 per point, and all three are from people who have to have the points rented by the end of February. I am trying to rent from one of those people, and I can understand how they got into this mess with their points. They posted early in the week, and we still haven't completed the transaction, and it's Friday! There is one week left in which to use the points, and they don't seem to be in any hurry at all! Newbies.

At $5 per point, this person still covers his maintenance fees, and has $1 profit. It's a better rate than he would have gotten if he had left the money in the bank. And the person who is renting at $5 still has the option of selling their points, and getting their initial investment back. The person who rented the points at $5 from the owner may have made a good deal, but that $5 is still money down the drain.
