I see a March use year for 100 points at VWL, no points till 3/06, now I really on wanted 35 points, but hey whats another 65 on top of that, but my husband doesn't want me to pay any more than $68.00 per point, plus closing and get reimbursed for 2005 dues, do you guys think I should even bother submitting this to the timeshare store??

You can submit anything, question is whether the seller will accept. Also, even though there are no points until 2006, I don't think the contract would get past ROFR, if accepted by the seller.

It will likely get ROFRed, but it can't hurt to try (and more importantly it won't cost anything but the time).

Good luck!

Maybe I not reading this correctly, but why would reimbursement of 2005 maintenance fees be an issue if there aren't any 2005 points left?

Since as the new owner, she would be responsible for paying the 2005 dues, they're assessed regardless whether there are current year points or not.

Jel0511, thanks for the explanation - don't know what I was thinking when I asked that question! As a buyer, you certainly wouldn't want to pay fees for those 2005 points when the seller has already used them up!! Must have killed off too many brain cells at work today!

We had a contract get through ROFR in August for VWL with only 51 points available out of 210 for 2005 (UY April) - paid $70 pp and seller paid closing costs.

well can everyone fell the ground shaking, that's me kicking myself in the you know what!!! We decided this morning to go for the 100 points even though we wanted only 35, and guess what!!!! Already sale pending!!! BUMMER!!! But if it doesn't get past ROFR, then maybe I will still have a chance of getting my points!!!

My guess is that it will get ROFRed, so put your name on the waitlist with your guide, so you can get the 35 points you really want after DVD tops up the contract.
::yes::
Good luck!

sorry you missed on the contract!

yea for 35 points go on the wait list.

the closing costs would not made the 35 points from any resalers a good deal.
