do we know what 2016 MF are going to be?

I am in the midst of purchasing a resale and because the 2016 points have been used the sellers are paying the MF for 2016 in the way of a credit at closing. We are probably going to close sometime in november.

If this information has not been released -- when does it get published or made available to the public?
 
Notices of the annual condo meeting will start arriving sometime in November. These notices will contain the preliminary dues which will be approved at the annual condo meeting on December 10th.
 
Dues for 2016 won't be officially released until after they are voted on during the association meeting in December.

Do you know when they get released. I think i had searched and it looked like 2015 were out at the beginning of November 2014
 
The notices are released before the annual meeting which is usually is the 2nd Thursday of December, around the 10th. So they start releasing them a least a 3-4 weeks before.

Looking through some posts from last year, some members reported receiving the annual budget booklet around Nov 8, 2014. You could calculate your approximate dues based on the numbers in that booklet. The official dues amount (after approval at the annual meeting and including any excess or shortfall in property taxes) was available online on Dec 18, 2014. Again, those were the dates for last year and not everyone receives the budget booklets on the same day. If I remember correctly, I got mine several days (maybe a week?) after others had reported receiving theirs.
 
Don't know your closing time but you should be negotiating certainty not what might happen. In other words, the credit clause should be saying something like the credit will be the estimate amount of dues provided by DVD in November if that is provided in time to be used at the closing but if not provided the credit will be the 2015 dues amount plus 3% of the 2015 dues. Note, as far as I can recall the dues estimate we have gotten in Nov has always been the actual dues approved in mid-December except possibly for a shortfall or overage from the existing year being added to or subtracted from the upcoming year.
