Do I need a termite warranty?

I just bought a house three months ago and got a clean report from the inspection the sellers were required to do. Lately we have been getting phone calls from a termite/pest control company whom the previous owners had a termite warranty with that want us to sign up for their service. For $118 a year they will do an inspection for termites and treatment and then guarantee to treat any problems that arise termite-wise for the next year. Is this something we should or need to do.

Your thoughts, please.
 
Yes, you do need it. There are some parts of the country that do not need termite insurance, but it is essential in the south. Where I used to live there was one house on our street that did not have the yearly termite treatment and inspection and they are in the middle of a huge expensive renovation b/c of termites. Ours is around $100 every year and around $400 every 5 years for a big treatment, plus they are responsible for any termite damage that would occur. If you try to get it after cancelling a previous service, it is REALLY expensive. Keep it.
 

DEFINATELY! It's like insurance.
If you don't have it and new damage is discovered in the future, you could be looking at SEVERAL thousands of $ for repair and treatment.
Do it annually and your covered. It's a must in places like VA.
 
I agree with definately. We just got our 5 year booster and now just have to pay for the annual treatments. Well worth the money if anything goes wrong.

I agree with the others. We just bought our house in Dec. 2003 and this past spring we bit the bullet and had the house treated (about $900) and for $90 a year they come and inspect and if any sign of termites are found they retreat for free, so long as we keep up our contract. In the long run this is MUCH cheaper than paying for termite damage.

Had the same experience. We had a house in the Atlanta area that was free of termites when we bought it, so we didn't get a yearly warranty. Then, 5 years later when it was time to sell--we had to pay $950 to treat the termites. If I had just gotten a company to inspect and treat as necessary for $85 a year, I could have prevented that huge expense.
