I'm new at this DVC stuff, so please bare with me.....

What are the advantages to buying your points from Disney as opposed to resale? Closing Costs? After the sale do you have the same rights as anyone regardless of how you bought it?
 
It does not matter how you became DVC member. All members are treated "equal".

Advantage of buying direct from DVC are 1. you can finance 2. You have instant access to your points and 3. you don't pay closing cost (which will change in coming months) 4. you can choose any UY on SSR and 5. You get a back-pack (do they still give out the back-pack? at least I got one). But there are minimum points purchase requirement.

Goo luck... No matter where you buy the points from, you will enjoy being DVC member.

Yes, with resale you are treated exactly as any DVC member who bought through Disney. In fact, the CM's you deal with won't even know you bought through resale.

Tx2Tn, there really is very little different from buying from Disney or resale other than the price, and the flexibility for number of points t o buy. If you buy through Disney direct, you can determine the number of points total (above 150, of course) or you can look for a resale in that same point total. Be forwarned that resales are subject to Disney's ROFR (Right of First Refusal), and could be snatched out from under your nose if the price is under what DVC deems within it's realm. You can sometimes get bargains resale if the contracts are devoid of current points etc.
 
I asked our DVC guide the same thing. He gave me several very good (IMO) responses that seemed to make sense, at least to uneducated me.... Granted, he's trying to make a sale so you may need to take it with a grain of salt...

1. Any liens or judgements on the property? Many times resales are the result of financial difficulties.

2. Who actually owns it? There may be more than one name of the property, and perhaps it's listed by one person, but the others may not be aware or agree with the sale. May not find out until it is too late.

3. Where are the points at? Some may have borrowed,etc. May not be a big deal, but need to be aware of it.

4. As mentioned, DVC finances.

5. No closing costs - FOR NOW!!!

6. Is the deposit refundable? If not, you may be out if you find problems like in #1 or #2 above.

7. With DVC's ROFR plus closing costs, you might not save enough money to be worth the hassle.

I've not gone through resale, so others may have really good answers to all those points. Just wanted to list what our guy told us. Hope that helps!

Many people here on the boards have bought through the resale market. If you buy from a reputable broker such as The Timeshare Store, this board's sponsor, you will be fine. Their contract listings include the number of points you will get so there will be no surprises there.

Go with a reputable closing company and purchase title insurance to be sure a title search is done and that you are protected in case something comes up later.

Yes in some cases buying directly from Disney is a better deal, especially if you want BCV but you might have to wait a long time for Disney to get enough points to sell you. (Though some folks have been lucky and got their points in a matter of weeks.) All of the other resorts are usually less expensive (and sometimes much less expensive) via resale. Do your homework on what price point is likely to pass ROFR and look carefully at each contract to understand how many points you will get. Some contracts are "stripped": no current UY points and few or no points next UY. A few are "loaded": banked points from the previous UY, all current UY points and all points for the next UY are available. Most contracts are somewhere in between these two extremes. Prices vary by resort and the number of points available with the contract so look the listings over carefully. Also, smaller contracts, particularly those in the 25-75 point range sell for a premium because they allow you to become a member with fewer than the 150 points that Disney requires a nonmember to purchase.

The downside of buying resale is the time it takes to become a member. The paperwork takes longer because you are at the mercy of the seller to get their paperwork in quickly, (and there are two rounds of paperwork instead of just one as there is with Disney), you have to wait out ROFR which can take anywhere from 1 week to 1 month, then closing, then another week or so to get into Disney's system before you can make your first reservation.
