I have always been curious how someone can get a DVC room with cash. I mean how does it all work. Rooms set aside for this purpose? Rooms still available at 60 days out become available? Thanks in advance for shedding more light on this for me.

Yep. Disney owns 3-5% of "sold out" resorts, and roughly 75% (currently) of CCV.

By far, the largest share of DVC villa nights available to the general public for cash comes from the members who use their points for non-DVC options. (Usually for cruising). DVC must turn those points into cash to pay for those choices.

While it's disappointing to see the villa you want sold out for points but available for cash, it's the way the system allows Members more choices. Think of those cash villas as already booked by members - and then traded for something else.

Or roomS. Cruising can be pointy!

(pointy = lots of points.)

And because CRO doesn't anticipate a 100% booking rate - the hotel business just doesn't work that way - they need more rooms in order to hit the amount of cash that will pay for your cruise. This is why cruising can be so expensive on points.

All the point available Disney options (Adventures by Disney, Disney hotels, and cruising) result in DVC inventory being turned over to CRO to turn it into cash.

What about DCL?

If a member uses points to book a cruise, a cash room is turned over to CRO.

We should also add that the option to use points to pay for some options (including cruising) is only available to members who have purchased their points either directly or prior to 3/21/2011 if purchased via resale.

Points purchased after 3/21/2011 may not be used to pay for choices available from the Disney Collection, the Concierge Collection, or Adventures By Disney.

Yes so given the large profits Disney must make on cruise exchanges (excessive points compared to cash price) which they then double dip on by charging high cash prices to cash buyers, they must lose some revenue by not allowing resale owners to use their points for cruises.
Does them a favour if you ask me.
