Direct v. Resale Opinions

I’ve been on the fence all week about buying direct OKW instead of another resale contract. I had never really considered resale because the price gap was so large. But the incentives make it tempting.
I will mention one additional thing about buying direct that I don’t believe was mentioned here… are you in a hurry for the points? If you are, the direct purchase is basically instant gratification. It was a small consideration for me because right now I’m out of points and want to book a stay in august.
I ended up moving forward with a resale contract (which i hope I get) because I don’t need blue card perks and I am able to get more points for the same money and that’s really what’s important, now isn’t it? :)

That's exactly why I use my Club Wyndham points and RCI instead of actually owning DVC. $1050 a week at SSR or OKW in a 1 bedroom can't be beat.
 
This is exactly the conversation going on in my house.
I want a December use year. So, we also get 2020 points for free and discounted MF for 2021 points.
it narrows the difference in price even more.
 
I just added on direct and it made no economic sense whatsoever. I just didn't want to wait for a small contract that matched my UY at the resort I wanted and go through ROFR and the many waits that come with resale. I paid probably 30% more than I would have resale, but having the points in my account in my UY that evening was what I consider worth the convenience tax I paid.

And it depends on the contract size and your personal tolerance for extra cost. On a small (sub 100) point contract right now when you factor all cost in (closing cost, banked/stripped points etc) direct can be fairly close in total dollars to resale. Resale will (should) always be cheaper, but in total dollars sometimes it is the difference of $1000 or so. For a small cash amount direct can make more sense, especially if one is trying to match a current use year and they only want a certain size contract etc.
 

Do the direct options. When they bring back the gold annual passes you can save a few hundred dollars per person which can be significate if you have a few people in your family. In which case in just a few short years you will have saved on the AP what you saved on the resale. A few months ago someone posted she was glad she did direct because in 4 year she saved the same amount she would have saved by purchasing resale simply buy purchasing AP for her family. With resale you get the savings up front but with direct you will continue to build your savings amount.. So if the cost difference you mentioned was $1500 you should reach that savings in 3 to 4 yrs. depending on how many people you have in your family.

Agree. When they were available, the DVC APs were priced the same as the comparable Florida resident APs. (Florida residents also had a few options for passes that were not available to DVC Members).

For Florida residents, there is no "annual pass" perk that would justify a direct purchase.

P.S. I believe that Disney will make APs available again when capacity allows.
 
In considering direct/resale, we were tempted by potential Gold AP discounts down the line. But we wouldn't be using APs for at least 5 years, until our kids are through with college.

So instead, we saved $7K buying resale, kept that money invested, and will grow those savings to the point that the Gold AP discounts (if they come) will be considerably less than our market returns throughout the years.

I know there are other reasons to buy direct, but we're satisfied with our resale contract and don't regret our choice.
 
I'm just considering 50 SSR points direct as my ONLY ownership. The resale value of 50 points is only $15 a point less than the retail value and the points aren't restricted. I live an hour away and have about 740,000 club Wyndham points already. 1 week = 105,000 points. I love using my low maintenance Club Wyndham points to exchange into OKW and SSR for $1050/week in a 1 bedroom (including the exchange fee and $190 fee). I only want maybe like 3 single nights a year at 7 months out in a studio. If I stay more than 1 night, I may as well use my Wyndham ownership since it's drastically cheaper. I like the 1 bedroom deluxes at BC because it's almost always discounted weekdays so the most I have to pay is $76 a night at BC and my Wyndham membership itself only costed a little over a thousand.

Just be aware, new owners are required to purchase a minimum of 125 point now. So, unless you plan to buy resale, buy direct as a member, and then sell your resale, you can't get just 50 points.
 
I've heard it is for all initial purchases. We have calculated that we only need 60 points per year, but when we went to a DVC presentation, were told 100 was the lowest we could buy (at the time...since has gone up to 125). So we decided to buy HGVC for flexibility of an every other year contract. Hoping to trade through RCI to stay DVC sometimes or pay cash to just add 2 or 3 Disney days after we stay HGVC for 3 or 4 days. Perhaps someday we will buy resale DVC, but the smaller contracts are priced so high per point, I wish we could just buy direct from Disney.

Also, you realize that SSR just went up to $180 direct yesterday, right?
 
I am just getting ready to write a post about dying a little each day as I watch the chance of using the points I bought on 2 contracts resale whither away.

1. Because Disney takes its one time for each part and
2. My wealthy sellers see a 50K contract as beans and can't be bothered to sign the paperwork.

Contracts 3&4 are still waiting for estoppel.

I have a trip planned - there is still availability - I could USE those points that are otherwise going to go to waste. The anxiety of ROFR, the endless waiting, the growing rage each day - just isn't for me.
 
I wonder if that means they are raising the blue card too? UGH.

Actually I think this now points to Disney possibly selling VGF 1.1 starting in July/August after the blue card increase. Which then makes me think a lower price point.

I expected a blue card increase in September again but they possibly are moving it up to get it in place before announcing anything with VGF for pricing or starting sale dates.
