What is the least expensive resort you can buy direct right now as a new member? Would this still be a lot more expensive than buying resale?

I have been doing some leg work right now and have used another site for info. Here is some details that I can pass on. Providing it is right what I have...
If you dont want Hilton or Vero then:
OKW and SSR $156 direct per pt and then $110 to $112 resale per point.
AKL $186 direct and then averaging $118 to $120 resale per point

SSR direct price increased last week. Now is $180 pp.
 

Don’t forget dues - Vero and Hilton Head may have the least expensive initial price but they also have the highest dues...

Not sure about AKL, but SSR is now, as of last week, $180 direct per point. There is a discount when you purchase more points, and I believe that starts at a $3 discount when you purchase 150-199 points purchased.

And I could be wrong (God knows that's a distinct possibility), but I believe you now have to purchase a minimum 150 point contract when you go direct.

To answer the OP's question: Vero and Hilton Head are the least expensive resorts to buy direct, if those points are available direct (I'm assuming they are). Everything resale will be less expensive, but do consider the restrictions that resale DVC members have when purchasing and weigh how much that means to you. We bought direct with 200 points at SSR just prior to the price increase, and will probably go direct in the future when we purchase more. Our personal feelings are that we don't like the hassle of resale, even though you save more money, and I don't like the idea of Disney in the future adding more restrictions to resale DVC members that haven't come down yet. But again, there's a ton to consider when purchasing DVC, just weigh all your options.

today and tomorrow minmum is still 125. June 3rd....minimum changes to 150 direct. We are working on purchasing a direct contract to go with our resale as we speak.

This puzzles me.

I think some of the popular thoughts for this is the recently renovated rooms, and it's closeness to Disney Springs. My own personal thought is that after they complete the renovations of the rooms this summer, there will be a major overhaul of onsite food in the next few years, hence a preemptive major rate hike last week per point. But, again as noted above in a previous post, I'm wrong often.

However, the fact that Disney is allowing patrons to literally walkaway from SSR in favor of Non-Disney restaurants at DS is unacceptable, I think this must be addressed at SSR to keep the people (and $$$$$) there; and I think that's a distinct possibility.

It's because resale sets the price and Disney takes the spread. OKW is usually not extended, so when Disney takes it, it extends the contracts. SSR is already extended, so it goes for more resale.

It's a cool feature of the OKW extension, which also makes OKW a better value IMO than SSR direct.

Yeah I think my list of "contracts that make sense" right now is roughly:
  • OKW 2057 resale (lol good luck)
  • SSR resale
  • AKV resale
  • Aulani resale
  • OKW direct
 
For straight up cheapest, I'd argue it's AKL Value or Boardwalk Standard using resale points. These rooms are impossible to book, but if you could pull it off, the charts would do the work for you. You'd have to buy less points, which helps also.

SSR/OKW and actually staying SSR/OKW would be next. Those legacy charts are powerful.

Keep in mind that only 30%-ish of OKW contracts have been extended. That creates a little uncertainty as to how the transition will be handled in 2042. That uncertainty probably doesn't help.

The fact that DVC is also more motivated to churn OKW contracts to increase that percentage of extended contracts should also keep prices lower.

I would also concede that SSR aims to be a little more premium concept than OKW's beachy feel, so a higher price isn't too surprising (although the higher supply of SSR should also be driving the price down a little, I guess.)

It's clear in this context. The quitclaim is required to resell. They're filed all the time. So, it's pretty clear for all the OKW that has been resold. It's the owners who haven't done anything since extension that is unclear.

It'll be interesting to see how things shake out when more of the OKW 2057 start coming up on the resale market.

$110-$112 seems pretty low for current market resale prices on OKW and SSR. Its possible to find them that low, but unlikely that they will pass ROFR (mostly SSR). Seems like $120 is a safe number. Of course you may get one lower than $120, but just expect it could get taken and you will have to restart the process.

Dean and others have mentioned that if Disney winds up holding 30-50% of the resort in 2042, they might shutter some of the buildings (if they can swing it given the mix of unit ownerships) or use it for cast housing or otherwise restrict activities or reduce restaurant hours or such... Maybe it won't be that noticeable in 2043 but there are questions.

That was basing averaging #'s for 2021 (Jan - current)
 
I own both OKW 2042 and 2057. Happy with both. One saved a bunch of cash, the other is for later when my trips slow down.

I closed SSR at $102.50 a month ago. It's crazy how much prices have changed in such a short amount of time.
