Direct price Increases and speculation?

Thanks for sharing your VGF experience. I've been monitoring the resale market for a small VGF contract (50-100pts) with my UY, and am really surprised about how close some of the smaller (and even some larger) resale contracts are approaching the direct $255/pt price. It's really makes me wonder if its worth the ROFR hassle and resale restrictions for a 14-20% discount on a 'small' dollar contract.

I’m curious about what’s going to happen May 12 also. I want to purchase a small contract but add it onto an account the Disney is currently establishing (04/28 deed recording). I’m not going to buy enough points to hit incentive markers. I just want the base price to stay the same. Also, I need to get my fiancé to sign off, which is sometimes the hardest thing to accomplish in the entire process.

If this is your objective, resale might be much easier than RIV to stomach.

Historically resale has gone up, but let's say it doesn't. Even a pretty big drop doesn't change the math much on that chart on the longer contracts. I bought SSR in the 90s, and even a drop to the 60s in seven years (unprecedented) and I would be happy. Most of the DVC cost is the dues, as opposed to other timshare systems. You can really see that in the math.

Resale is much lower commitment. If you change your mind, it's closing costs and commission to sell, maybe it dropped a little, and you're out. For a contract like SSR, that's not much risk compared to a huge direct, restricted RIV contract. Everyone talks about DVC like they will hold it forever, because that's how it's sold. But that doesn't have to be your plan.
