I reached out to my DVC Guide and he was telling me with the current member offer on 160 DVC points to Aulani it was going to cost me $26,400. When I went onto a resale site I could get 150 Aulani points for $15,900. It's a huge difference!

I understand that there are certain perks that come with buying direct...but $10,000 is BIG. Can you get perks if you add on later via direct resale from Disney?

What would you do?!

They (DVC) tell you not to buy based on the perks as they can go away at anytime.
Yes, currently you can add-on direct and be able to get the perks, again they could go away at anytime.
With a resale at Aulani, you may get lucky and find a subsidized dues contract. On a 150 points that's about $300 a year I believe, that along with the $10,000+ will cover lots of perks.
What would I do, buy resale.

If you bought resale 150 plus 25 retail you'd have every single perk that has value the same as if all were retail. For $5000 less you'd be in the same place and have 15 more points than retail. There are a few situations where buying retail is reasonable but this isn't one of them and for those fairly new to DVC, non of them apply.

Yes, big difference in price for Aulani resale vs direct. However, to get the real numbers you have to compare the total number of points in both contracts and then the value of whatever incentives they are offering. 2000 points is usually the sweet spot for incentives direct, so at 150 it would be highly unlikely that that the incentives and extra year of points direct would add up to more than 5k. Aulani has also been around for a number of years so it's not like you are even looking at a 50 year contract. Seems like you already know that resale is for you on this one, but you can add on direct later if you find the benefits worth it to you. Direct contracts tend to be much more competitive price-wise for newer resorts in Florida where you have Annual pass and dining discounts that can add up to big bucks for a family.

I was under the impression that Aulani contracts ran until 2062...that's one of the longer ones comparatively (45 years). Can anyone verify this?

Yes it's 2062. It's not one of the short ones, but you're still paying more money for 45 years than those who got 50 if you buy direct. Since it's been out a few years the resale prices are much lower than PVB, and I don't think anyone has tried to sell CCV resale yet.

The other thing is that there seem to be a decent number of Aulani contracts out there. You don't necessarily have to pay full asking price as opposed to one of the locations that is scarce right now.

Good point. I'll try and lower the price on a resale and see what I can get. Never hurts to try.

Check a few of the sites as there are a lot of Aulani contracts. Not sure which ones I'm allowed to mention on here but there are some 150 or 160 contracts with a portion chunks of banked points that are listed around $95pp and could come down from there. Don't know if you are looking for a particular use year or not, since th stuff I'm looking at might not work for you anyway

Obviously one needs to look at specifics but it's likely to be a far better long term choice to pay more up front for a subsided contract.
