First time, long time....

Talking to a guide re: buying first contract direct. Aside from the initial posted incentive bonus and selecting a use year to get 2021 points - any other items to negotiate for?

The welcome home trip is a real thing. They pull from their inventory and let you book something that is super sold out. They can firm that up as part of the deal, if you know what you want.
 
I got a $500 referral credit and a $500 credit since I have a trip booked this fall

Is that a per membership thing or something they do for each add-on contract?

Even if you’re not taking out a loan, you can ask spread out your payments for 60-90 days.
 
You can push closing out a while, useful for settleing cash or just a way buy now pay later to take advantage of an incentive

I must have had a bad guide because she never mentioned anything about a Welcome Home trip. When working with my guide, I wasn't a DVC member yet so I couldn't login to check what resorts had availability. I very specifically asked about DVC availability for exact dates in December as I was figuring out where to buy, how many points to buy, whether or not to get a fixed week, etc. She seemed to be working with me and telling me what was or wasn't available for reservations, and even offering to temporarily hold one for me if was ready to purchase immediately.

Finally I purchased at RIV, but I wasn't told about the welcome home trip. I was trying to piece together a reservation. After much stalking, I finally pieced together a Poly + BLT split stay; DW and I had a wonderful vacation. A Welcome Home trip would have made it so much easier.
 
I chose to have them remove title insurance. Not something I’d do w/ a resale, but w/ direct I was comfortable skipping it. Also I spread my payments out over a couple of weeks on my recent direct purchase on my Chase Disney Visa & if I wanted, I could have taken 6 mo.s to pay that credit card off interest free. I added quite a few Disney dollars rewards that way.
 
Don't know if you're current or former military, but I got a military discount 12 years ago when I bought direct, and last time I talked to my guide they still did it if you asked.
 
Disney visa is 6 months 0% interest. Plus if you ask to spread payments up to 90 days, you don’t have to pay it all off right away…even if you can.

What is the point of title insurance if we buy direct from Disney? Is there any sort of risk involved in waiving title insurance?

Great tip! We always decline title insurance when buying direct. Wish I had known about this the first time I bought. There was so much our original guide didn’t tell us or was evasive about. Had to find a new guide as a result.

Buying title insurance from the developer is pointless. If they can’t provide you with free and clear title, we have much bigger problems to worry about. However, title insurance when buying via resale is prudent as the previous owners may have refinanced or have other liens against title. Although searches are done before closing, I find it prudent to purchase title insurance when going resale. Just my two cents.

We did this when we bought direct, too. Just be careful about the fine print. It is 6 months from the credit card transaction purchase date. It is not 6 monthly billing cycles after the purchase date. We paid it off in time, but I'm sure they'd love to catch someone off guard and hit them with interest.

This is a real thing too because you get your points right away but if a better deal comes along in those 90 days they will rewrite your contract. So. If its one of the current places on incentive for sure do this

It's not that expensive relative to the total cost.

We bought it because Disney employees and government employees are human beings and sometimes make mistakes. Fixing those after the fact (especially if they are not caught until the original owner wants to sell) can be a hassle, expensive and time consuming. Risk may be small (compared to a resale contract that has changed titles many times), but it's not zero and IMO, it' worth a few extra dollars now to have someone else assume that risk. YMMV.

I agree and also kept it on my contracts for the same reason. Certainly worth considering your options as a direct purchase, but even knowing that I could remove it, I intentionally chose not to do so. My thinking was exactly in line with these comments. I have multiple direct contracts and I don't want issues if I sell them.

Because I split point purchases into smaller contracts rather than single large contracts, my total direct closing expenses were higher than if I purchased the same number of points in a single contract. However, the intent in multiple contracts and title protection on the same is the option to utilize the resale market in the future with a minimum of hassle and at a competitive sale price.

Just curious, what kind of issues/mistakes are we talking about? Like misspelled names on a deed or incorrect percentage of unit ownership or wrong point amounts? If so, would the onus be on Disney to fix those kinds of errors? Or is that something the title insurance would take care of?

But she offered to hold dates for you - wouldn't that have been the welcome home trip?

No. Sorry I didn't provide all the details before. I was buying at RIV. She was only looking at current availability at all the resorts, and not cash side Welcome Home availability at RIV. She left me a message that OKW was available for my dates. A couple of hours later when I got a break from work and got back in touch with her, OKW was no longer available.
