My DH just gave me the green light for DVC!:cool1: :banana: I'm looking at resale and noticed some for 50 points. I don't want a huge amount of points right away and will probably add on later. Are 50 points enough? I'm not planning any grand villa stays but would like something bigger than a regular resort room. What are some of the best DVC's for the price. I already know of Saratoga springs but aren't their fees/dues on the higher side? Trying to figure out if its best to get lower cost points or lower dues/fees? Still have so many questions! TIA

Congrats on the green light!

50 points won't get you much unless you go very other year and bank and borrow your points. If you want larger accommodations like 1 or 2 bedroom villas cost roughly double the points of a studio.

Saratoga Springs dues are currently the 2nd lowest of a the WDW DVC resorts. Only BLT has slightly lower dues. BWV has the highest.

Do yourself a favor and make the DIS DVC purchase threads your new best friend. Read, read, read, and you will find that all of your questions will be answered along with many that you never thought of.

Your heart may want BLT or VGF but you may not care for the resort after staying there. That's all part of the learning process. We bought BLT, thought we would love it and don't.

I, personally, believe BLT is the best value after Saratoga. Longer term contract, lower (current) maintenance fees, on the monorail, and walking distance to the Magic Kingdom. I see it as paying a little more to get a lot more.

Since selling out BLT has had 2 years of 6% plus dues increases so it may not stay lower than other resorts.

:sad1: Good point thank you! I would not have even looked at that. I'm guessing this is not typical? Is it really that difficult to reserve something not at ur home resort if I don't go in the summer or on holidays

If you aren't prepared to book at 11 months you won't be stuck at BLT even if it is your home resort. Especially the standard view rooms go right at 11 months because they are less points.

I own 310 points at BLT and have stayed at SSR a whole lot more than BLT because I cannot plan every trip at 11 months (we go 3 or 4 times per year) or I do and our plans change or we decide to stay elsewhere.

Check out the DVC Point Charts at the top of the page. They'll give you an idea of what each size villa requires for points. DVC can reallocate points, but they are limited to a percentage to allocate. It might be a few points up or down because where points go up for one category or timeframe, they must go down for another time or category at the same resort.

At the beginning of each DVC thread, there is a DVC Resource thread that will give you information about each resort. Like the history of dues. Number of villas of each size in each resort.

Then read, read, read the DVC threads. Find out as much as you can. You need to understand making reservations cancelling reservations, busy DVC times, etc.

It is important to know going in that summer isn't high season for DVC. High season is mid September through the marathon in January. During this period it can be very hard to get something non-home, depending on where you are trying to book. At other times of the year it is easier if you book right at seven months.

If you book four months or less from your trips, you shouldn't consider DVC in the large majority of cases as you will often be either disappointed with no room at all, or moving daily to wherever has a free room.

If booking at other resorts was guaranteed, there would be not be a reason for a home resort advantage. It all depends on the resort, room category, time of year and how many more owners are going to be added to the mix. As time goes on and more people buy, the competition increases.

While snoop is correct about at the moment BLT is a very good value, aside from disneynutz warning, I would also point out that while other resorts have been increasing in price per point, BLT hasn't. And, it typically has the most contracts for sale at any moment. So while that may keep it as a more economical resort it will also make it more difficult to liquidate if ever desired.

IMO the dues were set low as a sales tool, all of the Guides made sure to tell prospective buyers that BLT had the lowest dues.

In addition the 3 executives that got fired for the Aulani dues issue also set the dues rate for BLT.

Very interesting perspective Bill! Although, I hope I'm still correct that the dues will level out ... I'm in ROFR for a BLT contract. :thumbsup2

Until the most recent price change in June, the direct price for BLT was higher than VGF. The direct price now the same, at $165/point, and Disney had exercised ROFR on a lot of BLT contracts lately. And, based on the ROFR threads, resale prices for BLT have increase $15/point over the past 18 months. And, according to a DVC resale aggregator site, BLT has only 28 active contracts on the market, while AKV has 103, BWV has 47, and SSR has 85. The only on-site resort with fewer resale contracts available is VGF so it doesn't seem like "the most" to me.

Remember that your home resort advantage only applies from 7-11 months. At 7 months, everyone is equal.

Our motovations do sound pretty similar. Depending on how many points you're going to purchase, you might want to buy one contract at BLT and one at SSR. I own 120 points at BLT for the benefits I already listed, and 160 at SSR for the low price, value, and because I'm pretty flexible.
