Developer's Points?

Are developer's points "acquired" by Disney thru the resale process? In other words, do they use the ROFR process to buy contracts w/ points which would then be used for the current SSR incentive (aka Free Vacation)? Just curious and wondering if that has anything to do with the flurry surrounding ROFR over the past few weeks.
 
My understanding was that DVD kept back some points instead of releasing them all for sale at the time the resort was built. this would have implied that even though a resort was 'sold out', DVD would still have some points and, probably a major "say" in how things are run. How much they "own", I don't believe we were ever told.
 
Depending on the resort, DVD has held back 2-4% of the points at each DVC resort. They may use these to maintain inventory during renovation of rooms or rent them thru CRO. DVD also can add to that % thru ROFR and thru repossession of contracts for default on loans and/or annual fees.

You're starting to give me the creeps. Your knowledge continually astounds me. When reading some of your posts I'm concerned you must be breaking into Disney offices and going through their files.

Or worse yet, maybe you've kidnapped a Disney executive and are extracting information from him by repeatedly forcing him to watch "Country Bears".

(By the way, if you kidnapped Eisner, you may have trouble finding someone to pay the ransom.)
 
Disney always has control. You're along for the ride. A pleasant one at that.
 
DOC is an expert, no question, BUT I remember reading this in the offerring statement as I questioned the CM about it before signing the paperwork. DOC's answer is almost exactly the way the CM answered. The main reason the CM stated was upkeep and renovation.
