I’m just curious, with all the developers points being issued that must be used in 7 months, and without much room (if any) at AKV yet, does that mean it is going to be harder to book DVC rooms at the 7 month mark than usual for this year? Some of you have gone through this with SSR when they were giving developers points, how did that affect the system for reservation availability?

Im no expert- But i would expect that it will be "harder thatn usual" to book at this resort for a long time at the 7 month mark, because it's new and people will want to check it out. But the developer points don't necessarily have to be used at AKV, but they will expires if they aren't used. I ould guess that becasue they have to be used so fast, that a lot of people with Dev points are trading them out for existing reservations and freeing up other points to bank for later. which brings up a question in my mind-
I read that the new savannah that is going in there won't be completed until late in 2009- so if you book a savannah view room for this fall, what will you be looking out at from your balcony? Dirt? a Plywood fortress?

Developer points represent an unsold interest in one of the DVC resorts. They have "use years" and expire the same as any other owner's points. DVC isn't "printing developer points", LOL.

The room nights represented by unsold developer points would normally be given to CRO to rent out, so it really doesn't matter for booking purposes if a DVC member uses the points or if CRO uses them to rent out the rooms to the general public.

CarolMN, thanks for explaining developer points. Will I be able to use developer points to reserve sold-out dates at a dvc resort, if there's availability in the CRO system?

I'm assuming that the 'Developers Points' are for use however you want, as long as it's done by the end of September...

I'm assuming any rooms used this fall will be those in the existing Lodge (5th and 6th floors) that they are converting to DVC.

The first phase of the brand new AKV development will not be completel for some time... Therefore, any rooms this fall, winter, spring, etc. will be in the main lodge and I can imagine demand will be great as supply is limited!

No. When Developer points are sold/given to a member as part of a DVC purchase, the equivalent number of rooms are put into the member inventory.

The inventory of rooms available to CRO is completely separate from member inventory. The Developer gets the cash (minus CRO's "commission") from the rooms it sends to CRO.
