Determining sell price if selling a contract

We have two contracts (same UY) and are considering selling our small 50 point contract and buying a larger one. Question for those who've sold...how did you determine your asking price? What's the normal commission for a resale company?

When we sold our contract, we watched the going rates on the different sale websites to give us a rough idea of what prices were going for. Each of the sellers list what their commission is and they also have all sections for prospective buyers that list their commission rate and additional fees. I believe the only other fee was the estoppel which I thought was like $50. Then when we did the numbers and realized it would be a good time to sell, we contacted the broker we thought would best sell our contract and he proposed a price that he thought would give us a quick sale. We weren't in a rush and it had long since been paid off. I had a number in my mind that I wanted and told him we wanted to price it $1 higher per point since that was what we bought the contract for. He listed it that way and we got a full price offer the next day.

Most commissions appear to be around 10% and most often the estoppel fee is also paid by seller. After that, dues and closing costs are negotiable. We've always been a buyer, never a seller, and have paid dues, paid prorated dues, not paid dues. We have always paid closing costs.

The prices seem to vary by reseller. Which is interesting. I imagine the higher priced resellers see more negotiation than others. I can only speak to BLT as that's all we really watch, but some sites are pricing $118 - $123 others seem to be $130 - $140.

Thank you for the feedback. I hadn't looked at resale prices for quite a while...I received a promotion a few months ago which has affected my Disboard time! I'm really shocked to see the increases and it seems like contracts are selling quickly - both positive things.

We sold 48 points at Wilderness Lodge this year for $92/point. Speaking from our experience, small contracts go fast usually. Also, the company we used didn't do a very good job. I think it was because it was a small contract, therefore less commission. You want to be on top of them all the time. Squeaky wheel gets the grease, so to speak.
