Darn - Resales prices dropped more?

You can get BCV is the high 70's? I saw an SSR contract in the 50's?

Any limit to how low they will go?

Why would anyone buy from Disney?
 
Wow, i'm off to see where you are seeing those prices at. I've never seen SSR for 50s and doubt it would make it through ROFR but it'd be worth a chance.
 
I didn't buy into DVC as an investment, so I don't watch the resale prices much. The only time I did was when I purchased a resale contract.

It can be a bit disconcerting to see a resort that you paid over $90/pp for now selling in the 50's. However, I see it that I have several additional years to use that membership, so I've already recouped that extra cost.

I looked the ROFR thread . there was an SSR recently that said $52? Perhaps the mod who posts these prices mistyped ..

Most people that are buying from Disney have no idea that resales exist. At The Timeshare Store, Inc.® we do our best to advertise so when someone googles Disney Vacation Club they will see that resales are available.

As with anything supply and demand determines price in the market. If a large number of DVC owners keep putting up their DVC for sale then I would think the prices will come down. If a large number of resale buyers hit the market and the available inventory on the resale market goes down then I would think the prices will rise.

As Jason posted, it's supply and demand. The economy and recent changes with our memberships are taking a toll on contract prices. Some members are walking away from their memberships just to get rid of them.

The people buying direct don't know anything about the DVC or the DIS. That's why Disney is setting up sales locations where the money is and they are very good at generating an emotional purchase.

I am continuously amazed at how many people buy and have no idea what they purchased. :scared1:

I am one of those people. When I first bought at AKV in April 2008, I had no idea that resales were available. I hadn't yet found the DIS and was somewhat clueless.

Some people buying direct. Some. I've belonged to the dis for ages and have looking at the dvc threads for ages, and we bought directly because we WANTED to buy directly.

So *some* people buying direct don't know about the dis. Not all by any means.
 
I have been on the Dis for years. We have done the DVC tour and have contemplated buying for some time. That being said...we found an awesome deal via resale and should hear next week on rofr. DVC direct is offering a good price on VGC right now and if the resale does not go through...we will buy direct for the 2009 points and that the majority of the resale asking prices (for VGC) right now are above what we can get direct. :surfweb:
 
It does not matter what it is worth today its what its worth when you sell it that matters. Its a great time to buy and thats how you should look at it. What goes down will go up. It's the circle of life :rotfl2:

Yeah, I agree with bumbershoot. We have two contracts purchased direct for two properties we want 11 month reservation status with, and we couldn't find any resale deals that were any better *for those properties* than what we got direct from Disney. We wanted the same UY for both contracts which made trying to find a resale for our add-on which also had the same number of points we wanted like looking for a needle in a haystack, and Disney just sold us the needle we wanted.

I agree that resale is a good option for many, but it wasn't for us and that wasn't due to cluelessness.

Yes, you can get BCV for cheaper per point than buying direct through Disney, however, remember that the new resorts have A LOT more years on them and are thus worth more (and will hold their value longer). For some folks, the additional 12, 15, or 17 years won't mean much--but for younger members or members who want to pass their ownership on to their kids, those extra years are definitely worth it.

Also, those really cheap BCV contracts and SSR contract (which would have the additional years, I admit) are often stripped of points, with nothing coming until 2012. I just bought through Disney and got 2 full years worth of points and don't have to pay MFs on the first year's worth of points. That alone equals the playing field.

I happen to get a CM discount, which of course makes a huge difference as well and most folks obviously don't get that. I can buy directly from Disney and be in the 70s (and then that price per point can drop dramatically if I decide to rent out the last year's points that came with my contract).

So while there are definitely GREAT deals to be had via resale, you can't just compare price per point. Stripped contracts vs. contracts with 2 full year's worth of points and no mfs make things much closer in price than would seem at first glance.
 
Reasons I bought direct: financing that won't show up on my credit report, got my points immediately, got last years points. I bought BLT so resale prices aren't that much better via resale but for the others, they are great prices, but OP said why would anyone buy direct so there you go....
 
There are"retail" shoppers and "bargain" shoppers it is no differnet with DVC, each has their own priorities and needs.

We bought direct (back in the 99) because it was the only way my DH would agree to buy. He wanted BWV(or nothing) and the security of dealing with Disney even though we paid cash (didn't sound like it was negotiable).

My desire to be a member far exceeded my usual "get the best deal" persona so that's what we did. Not sure if there even were any BWV resale contracts available when we purchased.

Since we long ago broke even (bought at $65) and have had so many wonderful stays in the past 10 years, I am very happy I "compromised". ;) :teeth:

But if we ever add more points, it will be almost surely be via resale. :)
 
I really thought long and hard about this, being a "soon to be" new owner.

I did the math several different ways. Ultimately, I made an offer for resale points that was accepted, and is at DVC for ROFR now.

My feeling is that this is an opportunistic moment in time for buying resale, and may not last terribly long. But that is tempered by the resort we want to stay at (OKW), and desire to finance (paying cash).

Were those circumstances different, I would have bought direct. And if I can't get through ROFR at a reasonable price difference, anything is possible. With a UY locked in, my resale choices will be a bit more limited moving forward, so I want my first contract to be a good one.

I'm viewing this purely as a way to get the vacations my family wants, not an investment. Kind of like buying a car. Why be burdened by (likely) unmet expectations?

Could these comments be elaborated upon? Our last DVC tour was in 2009, but I do not recall any comments a about 2 years worth of points or financing not on a credit report..... Are these some new features to encourage DVC sales?

The leases on BCV are 1/3 done. BLY Is averaging 103/point with 50 year contracts. BCV only has 32 years left. So if you figure: 32/50*103=65.92 So if the BLT resales were going for closer to $66 that would make more sense. Especially considering the higher maintenance fees.
