If I were to buy direct at a sold out resort could I then use my direct and resale points at the original 14 but then any newer resort only be able to use the direct?

Epcot resorts you pretty much have to buy at in order to for sure secure a spot although 1BRs are easier to find and you might find options for split stays around Epcot in studios. Maybe some garden view BWV studios depending of time of year as well.

Is this your max points? It might make sense to just buy more at BLT direct and then later do a resale at BWV?

Depends on what you want.

Benefit of buying direct at other resorts than RIV is that you can use your resale points there as well.

This is false.

You only get current UY points. If you are in the '19 UY then you get 2019 point if not then you don't. It has zero to do with being new or sold out.
I was under the impression that unless they buy back a contract that ‘19 points left then I would not be able to get them. Not a deal breaker but kind of a bonus.

Financially the 100 point minimum is our max right now.

There is a chance there might be a wait list but they likely will get more points fairly quickly in the end. Its why you just want to contact them now instead of waiting until the day before incentives expire.

And for any resort, if you don't buy by 8/31 so not expect the 2019 points. They do not legally have to give them to you after 8/31 and there are reasons even for RIV they might not.

I knew we’d have to by 8/31 for the resorts not sold out. Didn’t think there was even a chance for other resorts. I think wife and I are going to sit down and do a comparison on location, point charts and price per point a little more in depth then we already have.

I would most likely buy Copper Creek. It is more expensive than Riviera but, I think the lower point cost kind of equals it out. I wouldn't buy Aulani if I was mostly planning on visiting WDW. I haven't visited Riviera yet, but I think for my taste and location I choose CCV.

I called asking about Wilderness Lodge (Boulder Ridge) with an Oct UY - they had point available now so I would get 2019 plus 2020 points...it really does depend on UY and what they have available at the time. And, while I cannot speak for what other guides have said or done, I personally have never been lied to or pressured to ever buy something I didn’t want...and all my 9 direct contracts have been at sold out resorts bought over the past 8 years or so.

The point was that only UYs still in their 2019 UY, whether it’s a new resort or not, get those points.

If someone was buying RIV but wants a Feb, March, April, June or Aug UY, they will not get 2019 UY points since we are in the 2020 UYs already for those months. Buying RIV today with Sept, Oct, or Dec UY gets them. Once we hit Sept 1st, only Oct and Dec UY qualify.

But it is correct that sold out resorts are not a guarantee even if we are still in the 2019 UY.

Thank you. This is all helpful. I think we’ve been steered away from RIV and are looking a little closer at sold out ones.

Note that with either of these 3, you could be a Guaranteed Week. If you tend to visit during Fall Frenzy, this may be worth considering.

With two littles I don’t think we’ll have a need for a fixed week for a long time lol

Also at what point does Disney stop all maintenance and care on a property selected for a complete remake or demo?

Its mostly paid for by the members. I am more worried that they do a last "remake" 1 or 2 years from expiration to keep down costs of the flip in to a DVC 2.0

Bubblegum and glue could be considered maintenance material to keep things working. I would be worried about the appearance of something less than well maintained just saying.

They are unlikely to stop maintaining a property while others are on the hook to pay for the work.

If I were buying to get a Blue Card, I would buy SSR/OKW/AKL, because they have the lowest markup compared to resale.
