You guys are a bad influence. :) DW told me that this needs to be the last add-on. We had just added-on with some resale BLT, but that contract hasn't shown up in our account yet. It is amazing how quick they are with direct; from first talking with a guide to having new VGF points in our account, it was only a few hours.
 
Spoke with my guide the other day and he says sales are brisk. Which tells me it's not going to get better than this. Which sucks because I was going to get my blue card and then lost my job. Can't really justify it and know this is going to haunt me years from now 😭

It’s amazing how quickly you’re given the points. It’s a huge advantage of buying direct. If prices stay this reasonable, I am likely to only buy direct from now on.

However, if prices stay this reasonable, resale is likely to collapse. So we will see.

Dinner conversations last night about purchasing GFV may have started to shift the overall consensus towards GFV as opposed to waiting for Poly2. A few of the things mentioned was given the size of the Poly2 it just does not seem like it's going to have that tranquil vibe Poly1 has. Moreless, picturing a busy and crowded tropical vibe as opposed to something like the Oasis pool at the Poly vibe.

The other funny thing was me having to explain the many nuances of the new DVC restrictions on how points can be used with direct vs. resale and the effects of whether or not Poly2 will be the same DVC association along with DVC converting a GFV building to DVC and the differences in studios. I mean isn't everybody well-versed on this stuff. 😉
 

Well, we jumped on the bandwagon with the VGF points. We had also been thinking about Poly 2, but decided that the point chart and pricing was probably going to be more than we wanted. While we are kind of crazy Disney people, we do still try to be as economical as possible, so VGF now seemed like a better option. Talked to our guide around 11 am, had the points and a September reservation booked by 2 pm.

I think PVB2 will be a lot like BLT is to Contemporary, which in my view, would be a disaster overall. Put a Topolino’s quality restaurant + bar/small bites and we’re good. I’m worried it’ll have basically nothing, like BLT, and will be quiet overall but place even greater load on the GCH and existing amenities.

The information that has been put out has suggested that there will indeed be doning and shopping options.

They may not be a lot but I think the plan is to at least have something. My guess would by a small QS and TS and a small gift shop.

The biggest selling point for VGF direct - if you sell it 7-10 years down the road, you're likely to recover most/all of your upfront cost. If you buy Poly2 direct, you'll likely lose 50%+ due to the resale restrictions. If you add that anticipated capital loss of $12-$15/point a year as part of your vacation cost, it's much hard to justify the direct purchase (think $20-$25/point dues all in - you're just better off renting). Of course, if you keep it for 50 years, it doesn't matter at all...

Personally, I would never buy a resale-restricted resort direct. The more restrictions they place, the more they hurt the resale value of what they sold me. I may buy it on the resale market, once the price settled at a point that reflects its lack of ability to trade at any other resort internally (which to me, is sub $100). Otherwise, I'll just stay at that resort by booking at 7 months out with my VGF direct points :).

I think one needs to be careful to assume contracts will go up in value just because they have in the past or they exist without resale restrictions.

In 10 years from now, if someone is trying to sell, there are going to be a lot of resorts that resale points won’t be good at, and they will have only 8 years left on them to be used at Epcot area resorts.

I am not convinced that any DVC resorts bought today will be worth the same or more than what has been paid.

We have seen what happens when DVD plays with their pricing and lack of ROFR. Plus, we do not yet have confirmation about Poly tower being a new resort.,.,although I am convinced it will be.

To be fair, I never advise people to use resale value as part of the equation…buy at the resort you want to be at, buy for use, and anything gotten back when you sell as a bonus.

How does the Welcome home work? Do I purchase within five days of contacting DVC to get it?

I guess I have to give up my 150 point coming in March 2024 to get $22 magic beginning. I'm fine with that too.

Did I miss anything or anything else I need to know?

With a March UY, you’d be selling back your 2023 UY points to them. I believe you let them know when you agree to buy that you want to take advantage of the program.
 
So because a later sale was for less your purchase is frustrating?

Not gonna lie, I'm a little irked that I could get Riv points now for less than I paid in Jan 2020 :rotfl2: We bought 300 points and got 4K off so we paid 174/pp. Full price then was 188.

Buuuuutttt, this might be a reason to buy more lol. Our first purchase is 2 150 pt contracts and has my husband, sister in law and her husband and I on all of them. We vacation with them every year anyway, so it works and I don't think it'll ever be a problem. But we could buy more and have our own seperate contract....

When I was talking to my guide, I told him that I wanted to do Magical Beginnings and Welcome Home. For the Welcome Home, he asked about my upcoming reservation, and I told him the resort & check-in/check-out dates.

The incentive & Welcome Home are listed together as a "Developer Credit" in the paperwork. There is also a Magical Beginnings page in the paperwork.

Once you've made your final payment and everything is closed, they'll send you a check in the mail for the Magical Beginnings. IMHO, this is a little bit of a perk vs. having it as a discount on your purchase price because you get any credit card bonus points for the Magical Beginnings. If you get 2% back on your CC, 150*22*0.02=$66. Don't spend it all in one place. :)
 
Just curious on people's opinions. What do you think VGF will settle in at once its sold out? Copper Creek is 250 and BLT is 275. Do you think it will approach those numbers (direct)?

If it does, wouldnt that push the resale of VGF to at least the 161 that we pay now? I can't seeing it be less if Direct is almost $100/point more.

Im debating buying two 75 point contracts now, and selling one back when its sold out.

Yes, that should work. You can also ask to spread the payments and pay around $7k over 4 payments. That’s what we did - put down payment of $7k, then again at 30, 60 and 90 days. We split each payment over 2 cards.

*eta - DVC does not charge interest to spread the payments, and our DVC points were in our account the morning after making the down payment.

If you sell back current year’s points for $22pp, you’ll also get $3,300 rebate on 150pts.

Made our total purchase price under $25k including closing costs and prorated dues for 2023.

We expect to get that check within 4 weeks of closing.

I never really said they go up in value, and would not expect that. I said that if you but VGF direct at $161 today, then in 7-10 years you may recoup most or all of your money if you decide to divest. Maybe it will be $170, maybe it will be $120 - either of those might be the reality down the road. But it's a desired monorail resort and a subsequent buyer would be able to use it at 14 resorts for several more decades.

What I also said is that if you buy Poly2 at $230, you're pretty likely to lose 50% or more of that if you sell it in 7-10 years. That's a loss of $12-$15 per points a year in addition to annual dues. This is generally true today even for Poly1 where you can buy direct for $250/point but can only sell it for around $140 less ~10% broker fees - so call it a 50% loss. And I can't see Poly2 (presumably restricted) selling on the resale market for more than Poly1, which is currently unrestricted.
