Do you read this as (using 160 point contract closing on 6/1/08 for an example):

160 points to be used at SSR before 5/31/09
160 2008 AKV points to be used after 5/09
160 2009 AKV points to be used after 5/09 or banked
No fees until 2009?

Or

160 points to be used at SSR before 5/31/09
160 2008 AKV points to be used in 2009
No fees until 2009?

I like the first choice better, but it looks a little too good to be true. ;)

AKV Incentive Tweaked Due to Kidani Construction

Disney Vacation Club is running out of points at the original Jambo House facility. With Kidani Village still about a year away from opening, they've been forced to tweak the promotional incentives a bit in order to still offer points at Disney's Animal Kingdom Villas.

Normally customers buying directly from DVC will receive their first set of points immediately. But with Kidani Village not set to open until early 2009, that isn't possible for new AKV owners--DVC cannot legally allow members to use their ownership in a facility that is not yet open to guests.

To compensate, buyers are being offered a variation on the recent Developer's Points incentives.

Those who purchase an ownership interest at Disney's Animal Kingdom Villas which is deeded to the Kidani Village units will still receive their first points at the start of their 2008 Use Year, however the points cannot be used until after the Kidani Village facility has opened to guests. Buyers will also receive an equal number of Developer's Points for use immediately at Disney's Saratoga Springs Resort or for an Interval International exchange.

The Developer's Points expire one year from their issue and cannot be banked.

Dues payments will not begin until 2009 when Kidani Village opens.

Also applicable is the $8 per point promotional incentive ($104 less $8 for a net price of $96 per point.)

On 4-23, I was granted EXACTLY what you described in the first section. Didn't even bother to read the write-up. Don't have to. :) That's what I got and I assume that's what's likely still being peddled.

Remember that is is YOUR responsibility to bank the 2008 points (I have a June UY so I have to bank mine by Jan 2009) to make them available in your June 2009 (technically) UY. Those "unusable" in 2008 points will not be banked automatically as might be believed just because they cannot be used in the current year. I have already confirmed this with both my guide and MS.

I booked on my incentive points at SSR resort this week for the first week in Dec. 'Nuf said about that. MS even warned me if I didn't use what was left over by 4-23-09, I would lose them. I explained that I completely understood how the incentive points worked.

It WAS too good to be true. That's why we purchased "Johnny on the spot." We thought exactly the same thing.

It's a GREAT deal. Period. They also gave me $8 or $9 as a rebate back per point as an additional down payment. I was a first-time buyer. Not sure if this applies to add-ons too but my bet is above a certain threshold, it works for add-ons too but I would be merely speculating.

So I could book my Presidents Week trip at SSR--and try to use as may of those 160 points as possible, then bank the 2008 AKV points and splurge on maybe a big Christmas 2009 trip? :D

Absolutely. That's exactly what we're thinking about doing except we're doing a Dec 2008 trip to SSR instead your Feb 2009 trip.

We're also considering continuing to bank the 160+ 2009 points in Jan of 2010 since that will just continue to roll them until we need them the most.

I'm calling my 160 2008 Kidani points the "free" or incentive ones. I'm getting use out of SSR. That 160 is my "cushion" going forward.

I can't see how you can lose with this deal unless you buy by resale and really want another home resort. Even then, it would have to be a pretty sweet deal to beat this deal all rolled up plus Kidani is the newest resort too. I can't imagine seeing a better deal than this. I'm sure we will and time will tell but this one was the one that made me bite.

Yep, it is deal #1! We just purchased 160pts at AKV last night and that is how the current promotion is working.

Now we have to figure out what to do with that 160pts at SSR this year - oh the tought decisions in life :teeth:

Congrats HayGan, what is your UY? And when do you have to use the 2008 AKV points by. That's what's tripping me up at the moment. ;)

It is a June UY. You can't use the 2008 AKV points until Kidani opens. We are banking them for 2009 for our 2 week trip in June 09.

The developer points that we are getting for SSR (or II) have to be used by May 31, 2009. Unfortunately, they can not be banked or used at any other DVC property. We have already rented points at SSR for our Aug trip this year so not sure what we are going to do with those yet.

I have a June UY too. Same as you. Maybe I can clear this up for everyone. I'll try to explain what I'm planning on doing. First with the SSR incentive points in 2008-09 and then with my "real" (if you will) Kidani (hereto referred to as "AKV") points in chronological order.

102 points for a 1 BR ressie at SSR in Dec. Made it Monday (the first day of my 7 month window with my checkout date, 12/5). I "bought in" on April 23, 2008, BTW.

In Sept of 2008, I will book a studio for Apriil 2009 at SSR with the remainder of my incentive points. Whatever's left of these, I'll lose.

Nov 30-Dec 5, first trip semi-home at SSR. Well, first trip as a DVC'er anyway. :)

In Jan 2009 (before the 31st) I will bank my 2008 AKV points. I can't use them anyway. We don't open until at least may and I was told I couldn't use them until Kidani opened despite the fact that Jambo is already open. I'm a little confused since it's the same resort but that's a different thread which I have already started.

In Feb, I will book my first trip to my "real" home in Kadani for the first week of Dec, 2009. I will tell them to make sure they use my BANKED points for the stay.

I'll then have to decide whether to return again with my leftover banked 2008 points in early 2009 or to lose them. I'll probably return so I don't lose the banked 2008 points. WDW gets this behavior. The entire banking and borrowing system is designed to encourage this behavior (Don't lose those points now! LOL)

May 2009, begin paying maintenance on my points.

Jun 2009, I get my 2009 points.

Remember last Sept? It's Dec 2009 now. First trip home to Kidani.

In Jan 2010, I'll bank the 2009 points and the vicious cycle starts all over again...

Clear as mud? Stop and take a few minutes to digest what's going on above and I'll bet it will all become very clear as to how it all works.

Point of clarification (per MS): The incentive points for SSR are good for 1 year beginning on your purchase date (IMMEDIATELY available) and thru your one year anniversary minus one day. At least that's the way MS explained it to me. There's no arbitrary day they all expire and it has nothing to do with your UY for your actual purchase. Nothing at all.

Actually they have to be banked no later than Jan 31, 2009. that's a RULE. Jan 31 is the last banking opportunity for June UY points.

As I understand it, they become immediately available for the entire UY in which they are banked into which means they are good until MAY 30, 2010. FYI, they cannot be put back into the current UY once banked. You can borrow off next year's points though, if you later discover you need to for the current year.

OK. the borrowing thing is probably beyond the scope of this explanation and may just confuse things. Please forgive if it does.

Jan is no sort of anniversary. It's just the last month a June UY can bank points into the next year.

Make sense?

With a June UY and having purchased a Unit at AKV with an occupancy date of 5/1/2009, your points work like this:

Your 2008 points are valid for stays from 5/1/2009 - 5/31/2009 (just one month, due to the 5/1/2009 occupancy date)
Your 2009 points are valid for stays from 6/1/2009 - 5/31/2010
Your 2010 points are valid for stays from 6/1/2010 - 5/31/2011
and so on until the end of your contract.

If you wanted to go to WDW during May 2009, you could use your 2008 UY points for that stay. Otherwise you can bank your 2008 points at any time during the first 8 months of your UY and that will make them valid for stays from 6/1/2009 - 6/1/2010.

Yes we just did it monday. and by the way we bought 200 points so we got 200 to use at SSR in the next year. They match what you buy.:thumbsup2

Both are $104/point. SSR has a $10 incentive credit per point and AKV has a $8 credit per point. If you buy at SSR you get a $500 Disney gc and if you buy at AKV you get developer points equal to the amount of points in your annual contract.
