Hi - first off THANK YOU ALL! I have been devouring all your posts for the past 2 years - great info.

So now I'm getting close to making the move on buying a resale. But I keep doing the math - trying to talk myself into this...

MY question is...unlike most timeshares these are expiring. The BW which I'm interested in is 2042 which is now only 30 years. Next year it will be only for 29 more years (you get the point)...

So WHY DOES THE PRICE GO UP?

Shouldn't it be worth less each year and therefore the price go down? We have less time to recoup the cost?

The times 2042 used to seem like "the future" but its now less than 30 years...which means my little ones wont even have this for their childrens years.

I wouldnt mind if the prices went down every year on resale but they are not??

What are your thoughts out there???

Thank you!

Prices HAVE been going down on the resale market but prices never move in lockstep. The resale market is very much a free market unhindered by ROFR it appears. So, as people offer less and less, prices will tend to go down..

When I started looking BWV in 2009, it was around 78 per point. I just bought in summer of 2011 I paid only 55 per point so it does.

However I think you have to look at what you are willing to pay for the contract and what you will get from it and go from there.

I know someone that just passed ROFR at $38 a point off ebay. Prices went down a lot the last couple of years but have stabilized somewhat it appears. I think there's more variability now than in the past though.

wow $38 on ebay? I hadnt even thought to look there. What resort? was it through a resale company?

To the OP, you are correct that with a ownership time limit, the value will tend to go down over time and eventually be zero.

However, if you take a look at all the other timeshares, even the ones with forever deeds, they also tend to go down in value over time, all the way to zero. In fact, while I'm not an expert, even with current conditions I think most will agree that DVC has maintained its value better than almost any other timeshare.

Do you really want a forever deed to a 50 year old resort complete with annual fees and taxes? Most timeshares today are essentially worthless in terms of resale value. People can't find buyers even if they give them away for free. There are a select few that retain some resale value, but all of them slowly work their way down to zero, regardless of deed type. Just my two cents....

OP, are you talking about maintenance fees going up each year. Because the per point price to buy into BWV via resale hasn't risen.

I'm amazed that the ebay contract passed rofr...and more than an little disappointed with DVD. I'm happy we got in when we did, even though prices are lower now. We continue to enjoy our vacations and it is VERY nice to have the room pre-paid.

ROFR was never about protection of the members. It's strictly a benefit for DVD and now it's not even that for the most part.
