costs associated with buying resale?

Generally, the buyer will pay closing and will re-imburse the seller for maintenance fees on any unused points at the time of the sale. The seller will normally pay the reselling agent's commision and the Disney transfer fee ( $200 per contract ). Anything can be negotiable in a resale, though.

You will have to pay the agreed upon price for the contract. Beyond that, everything else is negotiable - some will even have closing costs and mainteneance fees incuded in the price (but probabably not if you don't include it in your offer). Besides contract price, closing costs and maintenance fees- there shouldn't be any other expenses- but you should clarify all costs in advance just so there are no surprises.

Everything is negotiable in a resale. As a rule-of-thumb, the buyer is asked to pay the current year's maintenance fees plus closing and transfer costs. Plan on $400-500 for closing / transfer, regardless of the size of the contract.

You can try to negotiate with the seller to have him/her pay some of these fees, but the contract will look a lot more attractive to DVC when they look at ROFR.

I think the above should have said the seller usually pays the comm and $200 disney fee. Buyer typically pays closing costs of about $400 and reimburse main. fees for unused points!

That's what I did on my resale, except that you usually reimburse for current year's points, not on any banked points. If you negotiate, you may get the seller to pay for part(or all) of these expenses. I was able to pay $75 per point, and the seller paid 1/2 of the closing. There were no current year's points, so I didn't reimburse maintenance. That was great for us-- they gave us all of last year's points, and this year's points had been banked into next year, so I figure I got free points! It had been sitting there for several weeks, I think that was due to no current year points. The seller was more willing to negotiate, I think. ;)

Another thing to keep in mind is with the recent increase in ROFR activity (now apparently subsiding), you may wish to ask the seller to pay all the fees, and in return, you will pay a higher $/point cost.

This *shouldn't* make a difference to Disney's ROFR decision, and yet close examination of Beca's ROFR thread suggests that there might be benefit to offering higher $/point + not paying MF / closing / etc, as compared to lower $/point, buyer pays MF + closing.

If you go this route, remember that commission is usually percentage of the contract amount NOT including MF/closing, so seller may need to ask the reseller to reduce the commission commensurately.

YMMV.
