Contracts drying up??

When I hear someone say "the government" I usually hear "the current administration." However, the Federal Reserve (the group that sets monetary policy) is nominally independent from the current administration. Indeed, Powell went to great pains to point that out in his most recent testimony.
 
I'm not so sure about that. Right now, there's been a bit of a bifurcation in the consumer market. Upmarket consumers are not really feeling much of a pinch. Yes, food costs more, but that doesn't really matter to most of these folks. Inflation is an annoyance, but not something that would cause folks in this segment to fundamentally change their spending habits.

If you weren't budgeting month-to-month two years ago, you probably still aren't now. And I suspect that most DVC owners are in that camp.


The stock market has not tanked. Even after Monday's sell-off, the market was still up in the upper-single-digits YTD.

Now, a significant market correction might change things. I don't mean what happened this past Friday/Monday, either, but something that pushes YTD returns down much closer to zero, and if the YTD returns in typical portfolios turn negative, then things might change.


I don't have any idea what this means, but it doesn't belong in this conversation.

Agreed. The federal government is who is in charge of monetary policy. Nothing political.

What confuses me are the contracts that are STILL there, not the lack of contracts or the contracts that disappear quickly. What is the deal with these contracts that sit for months and months and months? Some of them are completely loaded and the ppp is not great but not the worst. What gives?

I’ve noticed some that sit even though they seem decent. I think some are actually no longer for sale and maybe not updated. Sellers who don’t respond and maybe a broker gives up. Also just like real estate when you see something that’s been sitting you think ooof why isn’t that selling, if no one else wants it why would I type thing.

Also I saw a few in the aggregator site that were way old from a broker that really doesn’t even do business anymore.

I lowballed one of those and ended up getting a decent price. I think people just stop viewing the old contracts that sit and are overpriced.

I think it's either people aren't willing to budge on price, or just a "sold" update that's not transferring over, maybe?
 
Last week someone was talking about trying to sell their contract with Fidelity and thought the contract stipulated they need to stick with it for a year or until it sells, whichever comes sooner. I’m not exactly sure what that contract says but thought it sounded odd. Wonder if other people are erring on the side of caution and just leaving their overpriced contracts up until the clock runs out?

Someone had mentioned a contract stipulation like that before about not being allowed to list elsewhere at the same time (different broker), & I thought that can't be true. lol
No broker is stopping me from listing it anywhere I want, nor are they going to force me to keep it listed if I don't want to. Period.

Some brokers used to..not sure if they do still…have a stipulation that a full price offer is considered sold. And commission is owed.

So, if listing multiple places, it was risk…small but still…

That’s why we always went with just listing with a single broker…and once, we did get full price offer within a very short period of time.
 
When we started looking back in April there was over 2000 contracts, today is in the 1100’s. But there is still a new one I want … I know I was warned about addonitis but I didn’t know it would be this bad.

All it took was two of the worst resale closing stints and I am cured!

I really don't need anything. But I'm open minded if Poly comes down to earth and Reflections has a lazy river. Or RIV keeps getting cheaper I guess... cured.
 
I'm glad I got the 150 and 50 point BRV ones earlier this year because I haven't seen any similar since. I've been watching for a small VGC in my UY and haven't seen anything at all. Occasionally a 100 pt one will pop up but not many.

I was partially cured by going on a non-Disney vacation. It made me realize that I don't want to go to Disney for every single vacation!

Oh gosh, what if I told you 80% of my vacations are not DVC/Disney?

It's just a small slice of my broader travel addiction. Poly-substance up in here... Poly or Polynesia, it don't matter.

It further does not help when I discovered trading points via renting into cruises. There's another addiction I'm working through.

But it's all good. I'm getting a hit right now by boarding a plane in a few hours for D23. CURED!
