:confused3I am about to sign a rental aggreement for a condo rental this summer in Utah and I just want to make sure this is normal. They are charging me a 300.00 security deposit but are charging me now for a trip that does not take place until mid August. Also they are charging me up front for the 95.00 cleaning fee. Is this normal to pay these charges in advance? Just does not feel right, especially the security deposit. Thanks to all for your advice.

Sounds normal to me. Isn't that what a security deposit is for; to secure your reservation? I have always had to pay one in advance of any condo rental. That way, if you back out of your contract and he/she can't rent the place, they aren't out a whole week's rental. And vice versa, your rental is guaranteed.

Now the cleaning fee, I wouldn't think that would be charged until you pay the entire rental either just before you arrive or whatever the terms are.

Totally normal.

We've rented houses in the Poconos before and I've had to pay not only the security and cleaning fee but half the rent at the time of signing the lease, with the balance due 60 days before the rental.

The owner wants assurance that you won't cancel too close, and taking these monies up front is what gives him the comfort that you're serious about the rental.

Yes, I now agree, did a little more research and it all makes sense. I was thinking of the security deposit "to protect against damage", not me backing out of the deal. I was just a little concerned but you have helped put me at ease as always. Thanks again for the confirmation.

HAHA. That thought never even occurred to me. Funny!

Make sure you look at the cancellation policy. They are usually pretty strict, so just make sure you are aware of what it is so you are not shocked if you need to cancel for some unexpected reason.

Sounds normal. They want your deposit and cleaning fees now so that they can block out the dates from other rentals but as the previous poster mentions, you should be sure to check your cancellation policy. The fees may be non-refundable so make sure your dates are set when you send the $.
