This was the most annoying resale contract. I wasn’t initially told that the seller was international, but that only caused about an extra 3 week delay. First American added 1-2 weeks of delay at every single step of the process. I bought an Aulani resale contract with First American as the title company at the end of 2023 and it was a great experience so I chose to go with them again, but this time was a very different experience. If I ever buy another Aulani contract, I will try any other title company that offers title insurance for Aulani.
So sorry :( There are not many options for Hawaii. I used Fidelity Title and they messed up real bad. I would not recommend using them.

No such thing exists. We had a decent experience with First American but they can be hit or miss. Fidelity Title was all kinds of bad. TRCS can only process purchases where you opt out of title insurance. I opted out on my small 50 pointer. TRCS moves slow, the owner is snarky but they withhold funds until you get points so I can deal with snark and slowness for that perk. But I wouldn't buy more than 50 points w/o title insurance tbh.

Interesting why would forgoing be a requirement? I feel like most people use firstam from what I've seen on here.

Title insurance is an option not a requirement but TRCS cant process closing w/ title insurance in Hawaii since they are not Hawaii based. If I bought Aulani again I would use First American but I would specify that my Escrow officer had to be Julie LaCagnina.

I specifically asked for Julie on this latest contract (she was my agent on the first contract that took 36 days from offer to points in account), but they didn’t actually end up assigning me to her, so definitely be firmer about getting Julie than I was.

Darn. That really sucks and once you in the process you cant really switch. Hopefully I am done buying Aulani though 😂

My crazy mind thinks I should buy this now in case after we stay there next year and want it next year I need to be ahead of the game 🤣🤣

But I'm going to rent out the 2023 points (December UY), but I really didn't think that was going to be an issue when I bought this in December...
